About This Home
Well-maintained 3 bed / 2 bath single-family home in a desirable, quiet neighborhood. Big yard and dog friendly! Washer and Dryer included. Central AC. Privately and locally managed by owner off-site, no corporate property management. Applications by invitation in early June. My management approach is to keep good long-term tenants and avoid aggressive rent increases. After the initial lease term, I only consider modest annual increases, typically 2.5% as needed to help cover rising maintenance costs. If the rent is already at market, I do not increase it. Month-to-month lease available after the first year.

Molalla is a small, rural city in the cascade foothills, roughly thirty miles south of Portland. The center of town surrounding Main Street and Molalla Avenue features a low-key collective of local favorites: grab your morning coffee at the Hitchin’ Post Café, drop into the Buckeroo deli for lunch, or swing by the Sundowner to catch a band on the weekend.
The nearby mountains provide beautiful scenery for the region, and Mount Hood is only a short drive away, providing great opportunities to make the most of the lush natural surroundings. For over a century, the city has been the home of the Molalla Buckeroo rodeo, a wildly popular event that draws cowboys and other competitors from around the nation.
While a small community, Molalla hosts a packed calendar of popular events, from the annual Apple Festival and brew Fest to major holiday events for Christmas, Easter, Halloween, and the 4th of July.

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.
