3 Room (1 bedroom) garden level apartment in the Historic Stockade District with separate entrance and mailing address. There is a Bedroom, Kitchen with a Kitchen nook, Living room (which has been used as a 2nd bedroom), entry foyer and recently renovated Bathroom with tiled floor, bathtub and shower (pictures to come). The whole space is about 750 square feet. Kitchen includes an electric stove, sink, and refrigerator. Ecobee thermostat system and dehumidifier (A/C not usually needed as a result) make it really comfortable, although some tenants have installed an A/C in the bedroom. There is an A/C unit in the living room. I prefer a couple or single tenant - Children OK as well - although it is small for more than a toddler. THERE IS NO SMOKING ALLOWED INSIDE OR IN FRONT OF THE PROPERTY. Heat, Water, Sewer, Trash, Electric and High Speed Internet (Fiber - super fast) are all INCLUDED in the rent. That makes this place a great deal. There is off-street parking for occasional use (esp. if you are traveling or not needing your car for a while - or during snow emergencies), but the driveway is a single lane - so regular parking and regular coming and going is not possible. As a result, technically parking is on-street. There is plenty of on-street parking - I've never needed to go more than a block to find on-street parking when my driveway was full. Walking distance from commercial Uptown Kingston - just a block from the Farmer's Market and Old Dutch Church and a few blocks from all the Uptown restaurants and shops. There is a backyard with a fire pit and a gas grill available for use (see picture). There are raised garden beds not currently being used (would love to have them used!). I am willing to accept work for up to $500 a month in rent (work only accepted when done in advance of rent being due). There is a lot of outdoor work (gardening, minor construction, maintenance), some indoor painting and minor repair work that could be done if tenant is interested. Preference given to tenants who want to garden and maintain (and use!) the backyard. First month and Deposit required to move in. Tenants with poor credit and a lack of previous rental references may need a guarantor for the rent. References and credit record will be checked. I can help you get your own free credit record, or you can pay me to get it for you. Lease requires minimum of 6 months and then has a 45-notice requirement to get full deposit back. Longer leases can be arranged. I prefer no pets, but a small well-trained pet is OK with extra rent and deposit (min $50 per pet). Some pets are excluded for insurance reasons.
