Important Information: Furniture in Photos NOT included. *Owner will be living on Lower Level, which is completely separate and independent. The lease is for a year and may be renewed every year. Two months notice is required for breaking the lease. Otherwise, the tenant will pay the rent until the lease duration ends. One month deposit is required at the time of lease contract as earnest money and will be kept until the end of the lease term for possible damages. Lease application may include background check, credit check and references. The rent must be paid on the first day of each month. A late fee of $20 per day will be charged for every day until the full amount will be paid. According to the statue 76-1432 of Nebraska legislature, absence from the premises without notice to the owner for one full rental period (i.e. 30 days), shall constitute abandonment. In this case, the owner may remove and dispose of any personal property without liability. Appliances included: Stove, range hood, fridge, dishwasher, garbage disposal, washer, dryer. A maximum of three pets allowed. No size restriction. One time nonrefundable fee of $200 per pet must be included in the first payment. Tenants will pay for damages other than normal wear and tear. Tenants will mow and maintain all grass in the property line (front and back yards). Smoking is Not allowed inside the house. Any modifications to the house must be permitted by the owner prior to installments, will be at the expense of the tenants and may be required to be reverted before the end of the lease duration (e.g. painting of the walls, the shower heads, door knobs, wall outlets, curtains, etc). 1 car space garage and space for up to four cars on the driveway will be included in the rent. The owner resides in the basement, thus the basement is not included in the lease agreement. The owner will access their home entry from the garage. Tenants may not enter or exit the house through the garage. The property is not for commercial purposes. No sublease allowed.
