The secret is out – Buffalo is an idyllic city for renters on a budget with its low cost of living and affordable apartments. As the second largest city in the State of New York, Buffalo is a hub for innovators, entrepreneurs, artists, musicians, and so many more. Known as the Queen City, Buffalo is also nicknamed the “City of Light” because it was one of the first metropolises to benefit from the light powered by the Niagara River.
Nestled along Lake Erie, Buffalo is home to an array of lush parks and beautiful views. There’s no shortage of entertainment options in this major metropolitan area. Residents enjoy cheering on the Buffalo Bills at New Era Field, listening to live music at Canalside, and sipping a pint at one of the many local breweries in town. The city’s affluent past has left behind historic architecture, ranging from grand buildings in Downtown to 19th century Victorian mansions.

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at 669 Potomac Ave
I lived in two apartments in this building between 2017-2025, both lower front apartments. Each time was a wonderful experience. The apartments are truly beautiful with ample storage and space. I had about 5 bookcases in each apartment & never felt cramped & had plenty of room for more. The light that comes in is beautiful. Appliances are not brand new but not old at all and work great. The apartments have tasteful tiling and beautiful original hardwood floors. The neighbors are fantastic - it's a building that attracts long-term, quiet, friendly tenants. The landlord is really one of the best in Buffalo. Any issues that came up were always promptly addressed with care and clear communication. It felt like a situation where a landlord actually wants her tenants to be happy and comfortable. The building is very safe with a locked front entry door. There is coin-op laundry and a change machine in the basement, and I never really had issues with the machines being unavailable or left full. The basement does get some water, as do most Buffalo basements, so just be careful to keep belongings elevated in the basement storage space. The neighborhood is of course awesome, and this building is super well-located to walk to Bidwell and Chapin parkways, Delaware Park, the art galleries, and of course everything on Elmwood. You can hear the Bidwell concerts from the front porch if you'd rather avoid the crowds! Parking is on street so just don't leave valuables in your car, but because of Buffalo Seminary right across the street there is always ample parking in the evenings and weekends. I can count on one hand the number of times I couldn't find parking right in front of the building. I truly loved living here and would 1000% recommend this space.
The building is beautiful and location is excellent. Love the hardwood floors and management is very responsive.
