The tenant shall be responsible for repairs or damages caused by misuse, negligence, or failure to maintain the premises in a reasonable manner. Plumbing and Habitability: Pursuant to California Civil Code, the owner is responsible for maintaining the property in a habitable condition, including properly functioning plumbing systems. For the first 30 days of the lease, the owner shall be responsible for addressing any plumbing issues, except those caused by tenant misuse or negligence. After the initial 30-day period, plumbing repairs resulting from tenant misuse, neglect, or improper disposal shall be the tenant's responsibility, while plumbing issues related to normal wear, system failure, or habitability shall remain the owner's responsibility as required by California law.
