About This Property

Each unit has one parking space in the private lot with additional parking on the street. Owner pays W/S/G. Online rent payment available. Priority given to applicants with earlier move in availability. Renters insurance required. Small pets under 25 lbs OK when approved and included on your renters insurance and $500 additional pet deposit. Eligibility Criteria: 1. Income - A household monthly income of at least 3 times the monthly rent amount (cash reserves may be considered.) 2. Credit Score - A credit score of at least 620 is normally required. 3. Co-signers may be possible; same process , credit and income requirements apply. 4. Criminal Record - No criminal convictions or violent crimes. 5. Verifiable Rental History - No evictions, no exceptions. Good rental references and no money owing to past landlords. Screening Process: 1. All individuals over the age of 18 planning to live at the property must apply. Application fee is $45.00 per adult. Each person will have a credit check, a nationwide eviction search, and a nationwide criminal database performed. Unfortunately, there is no exception to this. 2. Each person intending to use their income to qualify must provide the two most recent months of income verification. Paystubs, personal bank statements, etc. In some cases, tax returns, documents for year-to-date income and past two years IRS 1040 are required. 3. Each person applying must provide a legible, clear copy of picture I.D. 4. Once everything is received for everyone in the party applying and the required application fees have been paid, we will begin processing the applications in the order in which they are received. (Incomplete applications will not be processed) 5. Completed applications will be presented to the owner of the property for final approval. 6. Rent must normally start within 2 weeks from the approval of your application. 7. Once a final approval is received, applicant will have 24 hours to remit security deposit payment in the form of certified funds. 8. Once the deposit is received, the lease will be sent to you electronically for execution. Approved applicants will have 48 hours to execute the lease or it may be canceled.
