You must meet the following standards to qualify for the rental. Applicants are judged on the same standards, on a first come first served basis. **RENTAL QUALIFICATION CRITERIA** These criteria establish uniform standards for evaluating applications for tenancy in accordance with applicable federal, state, and local laws. Applications shall be processed on a first-come, first-served basis, with all applicants judged using the same objective standards. One application per person or family unit shall be considered at a time. APPLICATION: Each individual over the age of 18 intending to reside in the unit must submit a fully complete and truthful application. All sections must be legible and accurate. Incomplete or falsified applications may be denied. IDENTIFICATION: Applicants must provide valid government-issued photo identification, such as a state driver's license, state ID, passport, and a ITIN (Individual Taxpayer Identification Number), or equivalent documentation (e.g., visa or other identifying information for non-citizens). A copy of the documentation provided may be retained for verification. INCOME REQUIREMENTS: The combined verifiable gross income of all applicants must be at least 3 times the monthly rent. Income may include wages, subsidies, or other lawful sources. Applicants must provide documentation, such as recent pay stubs, tax returns, or benefit statements. Alternative evidence of financial stability (e.g., bank statements or assets) may be considered if income thresholds are not met. INCOME REQUIREMENTS: Income sources shall be verified. Applicants must demonstrate at least six months of stable Income history with the current source, or provide equivalent documentation. RENTAL HISTORY: Applicants must demonstrate a successful and satisfactory rental history, including timely payments and compliance with prior lease terms. CREDIT HISTORY: A credit score of 650 or higher is required, based on a consumer credit report. Successful and satisfactory credit history must be demonstrated. Applicants must provide copies of the last three months of gas, electric, or utility bills as additional verification of payment history. Alternative evidence (e.g., positive rental payment history or letters from prior landlords) may be considered for applicants below the threshold to avoid undue hardship. PET POLICY: No pets are permitted, except as required by law. APPLICATION FEE: A fee of $37.50 per applicant shall be charged to cover the actual costs of credit and background checks. This fee is non-refundable once processing begins and may only be collected if a rental unit is currently available or expected to become available soon. Applicants shall receive a receipt and, upon request, an itemized breakdown of costs. MAXIMUM OCCUPANCY: Occupancy shall not exceed two per bedroom one additional per the unit, subject to adjustments for reasonable accommodations or family status as required by law. OWNERS PAY Water, Sewer, Mowing of Lawns 1 year Lease Owner pays: Water, Sewer and Lawncare (mowing only).
