If you submit an application, you are allowing our office to run the initial background check after which time you will be put in the queue until the property is ready for showing. Tenants will be enrolled in a “Resident Benefit Package” ($25 per month on top of rental price). Renters insurance is required. Tenant will be required to pay a $75 lease facilitation charge at time of lease signing. TMT Property Services evaluates applications individually based on criteria set forth in the marketing verbiage. Application Requirements: All applicants must have a credit score of 650 or higher with no more than 3 collection/negative accounts. Each person over the age of 18 that will reside in the home must apply and qualify. No eviction/tenancy left owing money. Pass a criminal background check. Must have positive rental verification references. Combined household income must be at least 3x the monthly rent. Co-Signers can be used only to help meet income requirements above. Please note, if your application is denied you are not entitled to a refund. A $30 pet rent per each cat and $75 pet rent for each dog (2 max). Parkway-South Sacramento is an area less than 10 miles south of the heart of Sacramento surrounded by great amenities like Sacramento Executive Airport, Sacramento Zoo, and top-notch medical centers. But the community itself has a lot to offer. Split by Highway 99, the town is a mix of residential, retail, and industrial. Repair shops, building suppliers, and auto shops make up the western portion of town in Southgate Industrial Park while an abundance of retailers are situated right below in the Southgate Commercial District. The rest of the area is mainly residential with peaceful neighborhoods making up the western sections of town with a variety of moderately priced apartments to choose from.
