Our charming, updated North Hollywood 1940's era bungalow is adorable - light, bright and fun. Its fabulous central feature is its huge bow window in the dining area with wonderful french doors opening out onto an enormous redwood deck surrounded by lovely flowering plants and fruit trees, and a terrific backyard – great for that first morning cup of coffee, and fabulous for entertaining guests, or for an intimate dinner or glass of wine outside at sunset. The bay window brings lovely light flooding into the main part of the house in a beautiful way. The deck has lights for night use – large enough for four separate dining areas, and can seat up to 24 for special occasions. It literally becomes a second living/dining room, but outside - perfect for our Southern California lifestyle! Centrally located on the quiet corner of a lovely, tree-lined street surrounded by quality neighbors, this newly redone 3BR/1BA gem features hardwood floors, french doors, fireplace, granite countertops, brand new refrigerator and microwave, dishwasher, pantry, central air and heat, ceiling fans, washer/dryer hookups, and a private, fully fenced backyard - and even a small concrete pad for dribbling a basketball or for little ones to ride trikes! We've just put a brand new roof on the house (which is why some of the photos show the old tan roof from a few weeks back, and others show the brand new charcoal one), along with a 90 foot privacy fence that's eight feet high. We've put in a brand new irrigation system, planted new grass in the front yard, new sod in the back yard, and surrounded them with fast-growing shrubs and roses, which will fill in beautifully over the coming days. Close to NoHo West shopping, LA Fitness, Gold's Gym, great schools, churches and shuls. Less than 5 minutes to three freeways (101, 170 and 134) and only a couple of minutes more to both the 5 and 405. 5-7 minutes to Universal, NBC, the NoHo Arts District and Valley College, 10-15 minutes to Disney, Warner Bros, Nickelodeon and Hollywood, and 20-25 minutes over the canyons to Beverly Hills and West Hollywood - not to mention Ventura Boulevard with it's amazing shops and eateries. It’s the nicest, cleanest home of this kind - this close in, for this price - anywhere in this area. We’re cool owners (a Sundance-winning feature filmmaker+acting/voiceover coach and his wife). Our most recent four-year tenants have just moved, so we've decided to preview the house to just a few special people now - early, while we're in the end stages of prepping it for re-lease in just a few days. A terrific place for industry people – we have a soft spot for filmmakers, actors, writers, musicians, crew people and industry execs! But we've also rented to many other folks through the years. This is a great home for couples just starting out, for business execs, tech and aerospace people, sales people, divorcees, college students, teachers, health care workers, office people, waiters and restaurant people, for out-of-town folks just moving into the area, for those saving to buy their own home in a few years – or for any quality, stable, non-smoking tenant(s) who have their heads screwed on straight, and who prefer a solid, safe, home/house environment to an apartment or condo, and who need to economize and stash away those important dollars. Singles, couples, small families too - all OK. We've set the rent at just $3999. We've done solid research on what's available in the area in this category. And nothing holds a candle to this! So a couple or family, or three friends averaging just $1333.00 each, or two at $1999.50 each, will get it done. We've decided to show the house to a limited number of nice people over the next few days, even as we're finishing painting and touching up. And we're almost done. This gives us us time to meet just the right individual(s) to rent to - and the second we've finished it'll be ready to move in!
