All occupants over the age of 18 must complete an application as part of the leasing process. Applicants must have a credit score of 620 or higher and a clean rental history with no prior evictions. The application fee is paid directly to a third-party service and is non-refundable. Tenants are required to provide proof of income showing at least 3x the monthly rent, valid photo ID, and rental insurance with minimum liability coverage of $100,000 prior to move-in. Small to medium pets are welcome with a non-refundable pet deposit of $450 plus $12/month for the 1st pet, and an additional $8 for any 2nd pet (2 MAX). All pets must be pre-approved prior to move-in. Tenants are responsible for electric, gas, cable and internet. Water & sewer are billed at a flat rate of $22/month for up to (2) occupants. Any additional (1) occupant will be $10 plus the flat $22. This is a non-smoking unit.
