Tenants must submit valid photo ID, proof of income, Clean background check (no recent evictions, no felonies, etc.) + credit check (Minimum 660) ? Tenants must pay the full security deposit. (Tenant will receive full deposit back at the end of their lease if Tenant and all property are fully moved out, minus damages + cleanliness of property) ? Tenant has signed and received a copy of the lease agreement. ? Tenant has added all utilities into their name (Before getting keys) ? Renters Insurance: Tenant understand that the Landlord is not responsible for their personal property and tenant is am encouraged to carry renters insurance for my protection. ? Tenants is aware and understands the lease automatically converts to a month-to-month agreement unless either party provides 30 days' written notice before the lease end date. Move-In Condition & Documentation ? Tenant has inspected the property and taken clear, dated photos of all rooms, fixtures, and appliances of anything that is damaged (Before move-in.) ? Tenants must submit a copy of these photos to the Landlord Tenant Maintenance Responsibilities ? Tenant is responsible for routine maintenance, including replacing light bulbs, smoke detector batteries, Furnace Air filters, unclogging drains, and clean appliances. ? Tenants can only flush toilet paper, no wipes, paper towels, or hygiene products. ? Tenants must keep the premises clean, ventilated, and free of excessive moisture to prevent mold. ? Tenants must test smoke detectors monthly and notify the Landlord if they malfunction. ? Tenants cannot tamper with safety equipment, block HVAC vents, or use extension cords unsafely. Safety & Emergency Protocol ? Tenants must understand what qualifies as an emergency (e.g., gas leak, no heat in winter, major water leaks, fire, electrical hazards) and contact (911) immediately if emergency, and then call the landlord. ? Tenants must understand that storing hazardous or flammable materials on the property is prohibited. Property Use & Restrictions ? Tenants must understand that pets are not allowed, and smoking is strictly prohibited, both inside the unit and anywhere on the premises. ? Tenants cannot sublease, list the unit on Airbnb, or allow others to occupy the property without prior written permission. ? Tenants must understand that no more than [6] people may reside at the property. ? Tenants cannot allow guests to stay longer than 7 consecutive days without Landlord's permission. Alterations & Installations ?Tenants cannot paint, drill, mount TVs, or make any physical changes to the unit without the Landlord's approval. (Making changes will deduct from security deposit) Vehicles & Parking ? Tenants must provide the Landlord of all vehicles description. ? Tenants understand that parking on lawns or sidewalks are prohibited, and must properly park in designated areas. Exterior Maintenance ? Tenants must maintain landscaping, and outdoor areas, keeping personal area clear of trash or personal items. ? Tenants is responsible for snow and ice removal from all walkways, steps, driveways, and porches to ensure safe conditions. Move-Out Expectations (For Future Reference) ? Tenants must remove all personal belongings, clean the property thoroughly (floors, bathrooms, appliances, windows), and patch nail holes before moving out. (Must look as you moved in) ? Tenants must return all keys ? Tenants understand that failing to meet these requirements may result in deductions from their security deposit.
