Access to the building is through the main entrances, and guests are asked to be respectful of the home and community. The utilization of shared amenities is under the property manager's discretion and is not governed by the apartment. Guests must submit a request at least a day or two before accessing the common amenities. Only registered guests can use the amenities, and no outsiders or visitors are allowed. CCTVs and 24/7 security monitoring are in place to ensure compliance. Amenities are not for commercial use. Check-out time is 11 am unless otherwise approved. Unapproved late checkout will result in a $50 charge for every hour after the scheduled checkout time. There is a $100 penalty fee for removing smoke detectors. No weapons, firearms, drugs, or illegal sexual activity of any sort are allowed. Violators will be reported to the police, and the contract will be terminated immediately. Smoking inside or outside on the patio/balcony, parking lot, or within 50ft of the property is strictly prohibited, as this is a smoke-free community. Any smell noticed by cleaners in the house, and/or any physical evidence of smoking any substance in the home will result in a fine of $300.00 to cover the cost of deep cleaning and ozone treatment. Parties and events are strictly prohibited. Any evidence of a party or event, including camera footage, excessive garbage, or other evidence will result in a fine of $500.00, legal action, and possible eviction without reimbursement, plus the cost of any extra cleaning or damages that result from the event. This unit is equipped with noise detection monitors. Unauthorized animal/pet fee is $250.00. Any evidence of willful or negligent loss or damage to the property, furnishings, decoration, landscaping, towels, linens, or other items will be charged at direct replacement cost plus a fine of up to $300.00. Towels and linens should not be used to remove makeup or for cleaning purposes. Any permanent stains on towels or linens will fall into the category of negligent damage and are not included in the damage protection policy. Guests should not wash comforters or duvet comforters themselves as this can cause damage to those items and the washing machine. Any evidence of a guest breaking posted house rules, including exceeding the occupancy listed by the guest on the reservation, parking restrictions, pool rules, illegal substances, or use of the property can result in a fine of up to $1000.00 and/or eviction from the property. Potential for noise exists as this is a quiet residential neighborhood and building. Noise can transfer easily to neighbors through walls and floors.
