About This Property

Deposit $2150 Owner pays for water/sewer/garbage. Tenants responsible for landscaping. NO PETS. Having an unauthorized pet can result in fines up to $1000. NO SMOKING Rental Application fee: $40 Per Adult. Lease Term: 12 months. Renters Liability Insurance Required ($100,000) Screening Policies, qualifications, applications and pet guidelines are listed on our webpage: SHOWINGS- Application from each adult must be received before scheduled property preview. The application will not be processed until applicant has viewed the unit and decides to move forward with the process (credit will not be run nor will the application fee charged until applicant confirms they want to move forward). Approved applicants are given 24hrs (1 business day) to drop off their security deposit to hold the property. This property can only be held with a paid security deposit that guarantees the move-in date is no later than 14 days from the approval date. Screening Policies: 1. All individuals over the age of 18 planning on living at the property, are required to complete their own application. 2. Credit – each applicant must have a credit score of at least 700. If score is below 700. Owner may consider applicants with a strong rental history and income. 3. Rental History: each applicant must have satisfactory verifiable rental history. No evictions, no bankruptcy, no money owed to previous landlord nor utility companies, no exceptions. 4. Income: documented and verifiable combined monthly income of at least 3 times the monthly rent. (a) employment -two most recent paystubs are required for employees. (b) self-employed – year to date income report and two most recent years of tax returns will be required along with two most recent bank statements. (c) Any other forms of income may require a benefit letter. 5. Photo Identification is required. 6. NO Co-signers. 7. NO PETS unless authorized. 8. Rent will start no later than 14 days from the approval of your application, no exceptions. Homes are rented in the condition at the time of viewing Federal Occupancy Guidelines: 2 per bedroom + 1 additional occupant; 2 per studio. CalPIG does not advertise on Craigslist.
