Just moved in almost a month ago. So far I love it. Everyone is so nice and helpful. The only down side is the mailroom. It's frustrating and unorganized. The resort like pools make up for it though!
The community at 53 West is great, the neighborhood amenities are awesome and the location and proximity to UNG Gainesville campus is perfect!

Great staff! Very friendly and professional. Need to work on keeping the pool open. Something isn’t right with whoever is doing the maintenance on it. I’m an avid swimmer and look forward to using it but it continues to have issues and closes way too often. Other than that we are very happy living here.

I do like it here. Valet trash is a perk and the ladies at the front are nice. The price on the other hand matches the perks living here. Many good events that happen and also food trucks that stop by.

Love the events and Friday night food trucks. It's nice especially now that the pools are open! I do wish we had more access to the flats clubhouse after hours but the exchange pool is also always available so that's awesome

Too many outside visitors to pool areas. Can’t relax because some guest are bringing all their relatives to pool. Couldn’t even park at pool because all the non residents took the spots. Same way last summer.

We love it! Our dogs love it. The pool is great. The area is close to everything we need - grocery stores, Gainesville square, restaurants, etc.

I have lived here so far for 1 year and a half. I never had any issues until recently. When I first moved in I had put in a maintenance request for my washing machine a month later due to it not completing its cycle. I then put in 3 more work orders for the same appliance for the next couple of months. My washing machine work for a year until recently and now that the whole machine stopped working they are making me pay for a new washing machine even though I was given a faulty one from the beginning. I have spoke to the property manger and maintenance time multiple times and explained this situation however they insist on me pay for this appliance and stating that I caused it to break by having “debris” in the back of my washing machine. I pay my rent on time and I never cause any problems. They are a money hungry property that will make you pay for any issues they do not want to pay for. I will never live here again and I suggest you shouldn’t either!

My stay here has been pretty well overall. The amenities are great and front office staff have quite helpful as always! Only issue I really have is some noise from the apartment above but of course, that’s just a flaw of the neighbors rather than the leasing management. Thank you for all you guys do!!

I have enjoyed living at 53 West with very few issues. If I had to complain, the Trash Service and the lack of upkeep of the exterior would be my focus. Corridors being stained with trash leakage, trash being left outside continuously and people not being held to account for pet waste not being disposed of properly is a bother. On the positive side, it is very quiet for apartment living.

I've been really happy with the staff's responsiveness and helpfulness lately, they do a great job! I had some mailroom issues recently, and rather than giving unhelpful "customer service" replies they sincerely put in an effort to resolve those issues. They have also do a nice job with service requests.

I love our one bedroom one bathroom! There’s so much space and the open concept kitchen is a must! It makes it so nice and easy to have company over and be able to make dinner and socialize at the same time. The balcony is wonderful for date nights during sunset or just to relax during the day. Maintenance is always out fixing requests and are the sweetest guys. The office staff are so approachable and knowledgeable for anything you need. It’s a wonderful community overall, and my husband and I have had a lovely experience as our first apartment and would rent again!!!

The gates don’t work all the time. The handles on the doors and cabinets are constantly falling off. People don’t pick up after their pets. Dogs bark all day management doesn’t do anything.

We love it here! The dog park is fantastic and we have even made a little loop for walking our dogs. We enjoy the pool and meeting our neighbors there. 53 west sometimes does food trucks or events for the neighbors and that is really nice.

I love our apartment home! We’ve lived here since the beginning and can’t imagine living in any other community. The office is super accommodating and the maintenance staff is the best. The walking trail and amenities are above all others. Come be our neighbor

The location is nice and the apartments are spacious and pretty. I have never had an issue with loud or problematic neighbors. Unfortunately, the main amenity is the resort-style pool and it has been closed all of 2024 except for a few weeks. Apparently there has been a mechanical issue, but we've received only a few emails about this. Pool closure also means no access to the grill, no shared outdoor space to use wifi, and we have to walk further to reach the gym.

I love living here, love my apartment. I hate that it seems my neighbors seem to move out as soon as I start to get to know them. My lease is coming up, I hope it doesn't go up again. It has gone up 200 dollars since I moved in 2 years ago. I will have to consider carefully if I can afford another raise. 2 years and never been late on rent should mean something when my new lease is sent.

Great community! First time leasing an apartment and I’m so glad I chose this place! Love the pool and gym. The front office staff are great and courteous. I love how we can get together as a community through the events they hold in the front office.
53 West is conveniently located close to where I work and many great restaurants and shopping. I love the amenities. I am out every day, walking my dog and meeting new neighbors.

Need more responsible pet owners!! Need to clean up after their dog. Otherwise a great community with fantastic amenities. Would definitely refer to friends.

So far so good! I really can’t complain. The staff is helpful, maintenance is quick, and this is by far the quietest apartment complex I’ve ever been in! Ps- my plants looove all the natural light!

Quiet and peaceful. Beautiful pool and amenities. The agents are very friendly and available to help. There’s plenty of parking spaces. Only thing is the trash compactor is messed up and trash is being stacked up so it makes the property look messy and dirty.
