Lease is 12 Months; due on the 1st; late after the 3rd at $25/day. Due at move in: first month's rent, last month's rent, and security deposit.  At this time, rent is collected online exclusively other than the first time. Acceptable electronic payment platforms at this time are PayPal, Zelle, and this site. You must use one of these platforms to make your payments. Any fees required by these sites are in addition to the rent amount and the responsibility of the Tenant. No smoking inside.  Pets: Dogs considered on a case by case basis and extra fees. You must have renter's insurance with the Property listed on the Policy so that any changes to the Policy notifies the Property.  Your gross monthly income must be at least 3 times the rent amount.  Every person 18 and older will have to fill out an application and be subject to credit, eviction, and background checks at their expense (you will be emailed a link to complete, approximately $40 per person) and meet all qualifications.  Any prior eviction in the past 7 years is an automatic disqualification.  Credit score minimum is 680. Lower will be considered for a higher security deposit depending on past two years of credit history and payment history.  Tenant pays all utilities including lawn care and snow removal.  **********************************
