This condominium has one assigned parking space within the controlled access garage and it is part of the rent. The approximately 1261 sq ft single-level unit with 2 bedrooms and 2 bathrooms is located on the 10th floor in a prime downtown Sacramento location. This unit faces south providing warmth during the fall and winter when the sun is low. During late spring and summer the sun climbs high enough that the sun is stopped by the balcony above. The windows in the living room span the width of the room providing plentiful natural light. The living room and the two bedrooms have sliding glass doors that lead out to a balcony. The balcony is a great place to enjoy a cup of coffee or a glass of wine while the city below wakes or sleeps. This controlled-access building is within a short (5-15 minute) walk of many downtown Sacramento activities and restaurants: the seasonal Wednesday Farmer’s Market on Capitol Mall, Golden 1 Center, Downtown Commons, and K Street restaurants, bars, and shopping, Old Sacramento, Crocker Art Museum, the State Capitol and many state and local government buildings. Sutter Health Ballpark (formerly Raley Field) in West Sacramento is just over the Sacramento River and a few blocks away. Freeway access to I-5, I-80, Hwy 50, Hwy 99, and SR-160 is within minutes. Sacramento International Airport (SMF) is 12 miles away. The unit is recently updated with new paint, new flooring, and a new refrigerator. The unit has a washer and dryer, dishwasher, garbage disposal, refrigerator connected to a triple-osmosis water filter, stove, microwave, and central heating and air. The living room windows have solar shades while the windows in the two bedrooms have room darkening panel window coverings. Rent/amenities include one covered parking spot in a controlled access shared garage, access to the pool, hot tub, sauna, gym, laundry room (helpful for large items), the common areas, and a security guard on weekends and during special events. The building has two elevators. A security deposit of $2,300 would be due at signing in addition to the first month’s rent ($2,300) for a total of $4,600. The building charges a non-refundable, one-time move-in/move-out fee of $300. In addition, the building requires a $400 security deposit that is refundable if no part of the building was damaged during the move. Owner pays HOA dues, water, sewer, and garbage. Tenant pays electricity (SMUD), internet, and TV/cable. Small pets under 25 lbs. are negotiable. Pet rent of $10/month for cats or $20/month for dogs would be required. Smoking is not permitted in the unit or on the balcony, and the building’s rules forbid barbecues.
