About This Property

DESCRIPTION OF PROPERTY: WE ARE TAKING APPLICATIONS NOW!! The house will be ready for occupancy by January 21, 2022. We are doing some renovations inside the rental home and will be uploading photos of the inside at a later time. This property has two options at this time as a rental (1) as a single-family residence for ONE family rental (2) a DUAL rental for two unrelated individuals. Option 1: Why is New Plymouth Idaho a great place to raise a family? Our property is located walking distance from New Plymouth High School. This school is above the state average in key measures of college and career readiness. As a single family residence for one family it's a great area to raise a family. Option 2: We have had much interest from single individuals wanting to rent this 4 bedroom house and not an apartment. If the rental is NOT rented by an individual family. Our second option is to rent two bedrooms to a maximum of two tenants. Each tenant will have one bedroom downstairs and the other upstairs. This will give each single individual tenant enough space to live comfortably. There are only two parking spots per-tenant. If the rental is rented as option 2. We require both tenants to have a mutually agreed list of expectations how they will live in the rental together. - Newly painted and cleaned - Home Office - Kitchen Pantry - Front Porch and Large Lawn - Patio and BBQ Entertainment Area - 10 minutes from Freeway - Range and Refrigerator Provided - Laundry Hookup You must pass our pre-screening tenant process to schedule a showing. We do not allow pets or smoking inside the rental unit. Each applicant over the age of 18 must have a credit score of 600 or above. We do credit checks on all applicants. Rental Option 1 - Single Family Rental First Months Rent Fee Includes: 1. Lease Initiation Fee: $200.00 2. Prorated Rent: Depending on the Move In Day Until the End of the Month 3. First Month Rent: $1,595.00 4. Security Deposit: $1,595.00 It could be more with a bad rental history and credit report. 5. Last Month's Rent: $1,595.00 6. Property Tax: None 7. Amenity Fee: We do not have an amenity fee at this time. Example of an amount to move in on the 1st if the monthly rent is $1,595.00 is $4,985.00. Rental Option 2 - Dule House Rental 1. Lease Initiation Fee: $200.00 2. Prorated Rent: Depending on the Move In Day Until the End of the Month 3. First Month Rent: $1,025.00 4. Security Deposit: $2,050.00 It could be more with a bad rental history and credit report. 5. Last Month's Rent: $1,025.00 6. Property Tax: None 7. Amenity Fee: We do not have an amenity fee at this time. Example of an amount to move in on the 1st if the monthly rent is $1,025.00 is $4,300.00. Monthly Rent Fee Includes: 1. Monthly Rent Fee: $2,050.00 2. Property Tax: None 3. Amenity Fee: We do not have an amenity fee at this time. 4. Tenants are responsible for their own electricity, gas, and trash. 5. Our tenants are responsible to pay for their own trash cans with county/city Hardin Sanitation Service 6. All tenants are responsible to maintain the property. If a tenant fails to water the lawn/plants, mow the lawn and keep the property maintained within the space designated for the rental house, the manager will give one warning, If not done, the manager will hire the work done and the cost of it will be reduced from the Security/Damage Deposit. Late Payment Fees: 1. Late Payment Fee: $100.00 2. Processing Late Payment Fee: $25.00 4. 3 Day Notice to Pay: $50.00 (This is provided to the tenant on the 5th of the month if rent has not been paid). 5. Eviction Fee would be determined by the Court Costs Damage to Property Fees: 1. Damage to Property Is Paid from the Security Deposit. (See Rental Agreement) 2. Damage costs paid for from the tenant Security Deposit has to be reimbursed to the Security Deposit within 5 days of repair of damage.. 3. Re-Inspection Fee: $50.00 4. Maintenance costs are a minimum of $50.00 per-hour. If a professional repair person charges more than $50.00 an hour, their cost to do the repairs will be paid by the tenant. Security and Damage Deposit At Time Of Moving-Out: $250.00 of the Security Deposit will be retained by the owner for managers to follow up on details regarding the house after the tenant moves. If additional cleaning (including carpets) and/or repairs need to be done, the actual costs incurred to hire the work done will be paid for out of the tenant's remaining Security and Damage Deposit. Credit scores between 500 – 599 may be considered with approval and an increased security deposit with first and last months rent paid upfront. Record of felony will disqualify an applicant Listed as a sex offender will disqualify an applicant. We don't allow pets or smoking inside or outside the rental house. AN APPLICANT WILL AUTOMATICALLY BE DENIED FOR THE FOLLOWING REASONS: Evicted for causes by a landlord. Unresolved debts to a previous landlord or mortgagor. Falsification of any information on the rental application. Anyone currently in the process of filing a bankruptcy and/or open bankruptcy. Persons who have convictions involving violence, gang activity, arson, and injury to persons will be required to provide additional information to establish that they do not pose a risk to the property or the other tenants.
