In June whether you are renting already or not, NEW hurricane impact windows throughout and impact door will be put in brand new! (They are already paid for and we are just waiting on the permits to install!)You will be safe knowing that your new home is secure from break-ins and natural disasters. The Screened Balcony has enclosed utility room with washer and dryer and a NEW Electric water heater giving you more room for storage and boiling hot water! WE will include the cost of HOA fees so that is ONE less worry for you!. HOA includes: Assigned parking and plenty of guest parking, A community pool with outdoor bathroom and shower, Association Management of Common Areas (No grass cutting or outside cleaning for you!), Insurance that covers Structure maintenance, parking and pool), Cost of Sewer, Trash AND Water!!! We will even cover cost of FPL (electric bill). Who does that? HOA requires any person over 18 years of age to submit approval application which runs your credit (No Evictions on Credit will be accepted. A score of at least 650 or higher!) and Background check (This is a VERY nice neighborhood, no criminals or predators). The cost for that is a non-refundable $100 per person over the age of 18 that must be paid to the association and their application is done online. I (the owner) will require proof of income (This means copies of your last 3 month of paystubs to make sure that you can afford to rent here). You will need First month up front and a REFUNDABLE Security Deposit of $2000. ($1700 + $2000 = $3700). GREAT NEWS: I don't require a First and Last PLUS Deposit because I know that can be challenging for a lot of families! Will only accept a signed ONE year lease. (No month to month lease) and will only accept SAME family or couples. NO two different renters to share the costs. FINALY, if you are not in love yet... You have Amazing Schools, sawgrass mall, starbucks at walking distance, bike lanes throughout the whole city with the best parks in Broward and the best overall city around! The city of sunrise prides itself on monthly Family activities, movie nights, holiday celebrations and all of it for free! (Don't believe me: google CityofSunrise.gov!)
