About This Property
The Elm Street unit is part of a cute, wonky old duplex in a quiet neighborhood. It is a small studio apartment with a small office. This means that the unit has one room that serves as both the bedroom and living room in one, plus a small kitchen, a small bathroom, and a small office. The unit is painted in bright colors. There is a full staircase to get from the front entrance to the upstairs apartment. Tenant pays electric. The downstairs unit is occupied by the property manager. The unit is slated to become available by January 20th but it may be possible to push that date up a bit. All adult residents must meet the following criteria to apply for this unit: *No history of evictions or current evictions in process *Combined salary equaling a minimum 3X rent *No record of violent behavior in the past 5 years *Evidence of good tenant behavior *Evidence of good pet ownership (if applicable) I reserve the right to choose the candidate that best meets these requirements. Note that I'm concerned about children in this unit for the following safety and health concerns: presence of lead paint, cigarette smoke residue, and low windows that can be fallen out of. If you have a child or are pregnant, we will need to discuss some ways to mitigate the safety and health hazards. Fill out the prescreening tool. I will call or email you to set up a viewing. The first viewing will be this Thursday, January 12th. If you decide to move forward after viewing the apartment, I will give you a rental application. Answer the questions for both of you if two of you plan to live here. For any questions that are not relevant to either of you, answer N/A.
