We are very familiar with the HCV/Section 8 process. Our homes are renovated very nicely and always pass inspection. This home is being fully renovated inside and outside. The renovation will include a new roof, siding, front porch, back patio, fresh paint, new primary full bathroom, new LVP flooring, new kitchen cabinets, appliances, fixtures, etc. Completion is expected by October 31, 2025. Full pictures will be posted when complete. It is a 4 bedroom, 2 full bathrooms with a fenced back yard and new back patio. In general, we require income verification of 3 times the rent, excellent rental/housing history and a minimum 600 credit score. For those with a housing voucher, we can sometimes relax the income and credit score requirements depending on your situation. Free online applications are accepted in order to get pre-approved. We do not charge an application fee. After pre-approval we will only require a $40 fee for a background and credit check for each adult in order to finalize the approval and move forward. After approval, the deposit is due in order to take the home off the market and complete and submit the RFTA paperwork to GA DCA(if you have a voucher). We understand that paying the full deposit may be a challenge. Many times, we can set up a payment plan to help. If pets are approved, there is a non-refundable pet fee of $250 minimum per pet, plus additional monthly rent of $25 minimum per pet. Please call or message us with any questions.
