It is being offered at $2995 per Month and owner will entertain a 6-Month to One Year Lease Term. Security Deposit of $2995 will be due at time of acceptance offer. The first month’s rent, in full, will be due on or before the lease start date. The second month’s rent will be prorated accordingly and due on the 1st of the second month. Pets may be considered, upon owner approval and on a Case By Case Basis please note. Not all pets may be considered, certain breed restrictions for homeowners insurance may apply, so please ask ahead if you would like us to check on your pet ahead of applying or if you have any questions regarding this, as your application may be denied on pet/s if not approved for consideration in advance, Thank you. Additional security deposit amount of $500 per pet will be required IF Accepted. Please note with this being a shared property and other animals residing on it as well, any pets will need to get along with other animals. All pets must be leashed and cannot run free without prior consent of Property Owner and only in locations as directed by property owner. When tenant is absent, all pets must be crated or restricted to a location previously approved by property owner. Please note the owner on occasion may have dogs loose on the property but they will be with them and supervising them. The owner will consider additional boarding of horses or such, with approval and for an additional monthly cost; If interested, just ask for more details. This is an absolutely No Smoking Home and Property, Thank you. Appliances Included are: Gas Stove and Oven, Microwave (no owner warranty), Refrigerator (no owner warranty), Toaster (no owner warranty), TV (no owner warranty), and Washer & Dryer units (no owner warranty). Please note furniture and items included with rental will also carry no owner warranty and are simply included as-is with this rental. Please note there is a second bathroom connected to the guest bedroom, and the door to it can be kept securely locked by guest home tenant. This bathroom is rarely used by the property caretakers and staff. The guest home tenant is also welcome to use it. Please note it will be kept locked from the outside into the barn and only owners and select staff have a key for private use of it, and the owner will not be responsible for any personal belongings left in this shared 2nd bathroom. Landscaper included with rent for surrounding property and grounds! Tenant will be responsible for their own yard space around back of guest home unit, and if the tenant wants to plant or bring in any new plants, owner approval is required ahead of time. All Basic Utilities Included with Rent, tenant will agree and adhere to recycling requirements where trash is concerned and agree to try to limit excessive electrical use and will agree to comply with SDG&E time of use plan whenever possible (to be provided by Property Owner). Backup electrical generation is available in the event of electrical shut-off. Please note water is on a Well for this home and property. This home has central heating and AC, and is on Septic. Please note any stoppages or clogs will be the tenant’s responsibility during the lease, be careful what goes down all drains. The owners will have a guest unit street mailbox installed. The address to be used MUST be as follows: 31830-B Paseo Lindo, Barn Apartment, Bonsall, CA 92003. The property owner will NOT be responsible for any mail or package delivery made to the main property (property owner's home) in error. Experience has shown that the USPS mail delivery person is inconsistent about deliveries to the street address. The mailbox is street-side and not secured. WE STRONGLY RECOMMEND P.O. BOX AT THE POST OFFICE – ABOUT 5 MINUTES AWAY – TO ASSURE TIMELY AND “ACCURATE” DELIVERY OF MAIL (Owners do this with the street address mail box being considered junk mail and don’t check it regularly). While Internet and Wifi Connection will be provided to tenant and included with rent, if any additional services are desired or needed, they will be on the tenant directly. Access to horses, barns and pastures is prohibited. Parking is shared among tenant and horse boarders. Tenant understands that rodents may be a problem. Tenant may not use any rodent deterrent outside the apartment without prior approval by the property owner. Under no circumstances may any type of poison be used anywhere on the property. Property is a NO SMOKING property. Tenant is responsible to ensure that any visitor complies with this statute. Tenant will agree to professional cleaning no less often than once per month. Apartment is fully furnished including all furniture, dishware, cookware, linens, etc. While grilling is permitted, no open flame fires (example, a fire pit) will be permitted. We are happy to supply a sample lease agreement to you ahead of time, just ask.
