Most homes in residential zoning do not allow more than 3 unrelated to live there. City law says that Dwelling units located in (RS) Single-Dwelling Residential zoned districts are permitted to be occupied by a family unit that is related by blood, marriage or adoption or by no more than three-unrelated persons. Some properties that we manage do allow 4 or more so if looking for a property like that, please ask us which properties we have available with that zoning. The city does inspections and will enforce this code and so we cannot let more than 3 unrelated people move into a place with zoning that doesn't allow that. -No AirBnB or renting out rooms or other similar subletting- Tenants are not allowed to use the property as an AirBnB and cannot sub-rent out rooms or some or all of the space in any way. -Number of Pets Allowed by Landlord- Our pet policy for most properties is that 1 pet is possible if the tenant has a credit score of 700 or more. Tenants are required to immediately pay an additional $300 pet deposit and additional $25 per month per pet rent. -Minimum Credit Score for All Applicants- Good credit required. Our minimum TransUnion credit score is 650 no matter the source of income of the applicants. Marijuana smoking, vaping, or any form of tobacco use is not accepted. -Tenants Do Mowing and Snow Removal- Unless specifically advertised otherwise, Tenants do their own mowing and snow removal at their own expense. For buildings with more than 3 units, the landlord will consider doing the mowing and snow removal. -Tenants Pay Utilities- Unless specifically advertised otherwise, Tenants pay all utilities. -Security Deposit Equal to One Month's Rent Due When Signing Lease- Security Deposit equal to one month's rent paid at time of lease signing.
