This large apartment is the entire second floor of a duplex and is over 1,000 sq ft. This apartment includes 2 bedrooms, each having a large walking closet, a large bonus room and 2 separate bathrooms. Inside the apartments are many large windows that let in plenty of natural light. The bonus room is perfect for any plant parents as it hosts a balcony and a south facing window. In addition to the entrance, there are 2 balconies that provide places to relax outdoors. This property has a no smoking policy. Pets are welcome without an additional monthly fee and must be approved by management. The kitchen has a gas stove, dishwasher and in apartment laundry. Xfinity internet and cable service is ready for activation. Water, sewer and garbage are included in rent. The Centennial Trail, which boasts some lovely views of the Spokane River, is only 3 blocks away. Also within walking distance is Upriver Park and the Spokane Community College. The apartment has one assigned parking spot and several unassigned spots for additional vehicles. It is also within walking distance of public transportation. Selection Criteria: Rental history Each applicant may demonstrate a history of meeting prior lease or mortgage obligations and leaving any prior rented properties in good order and have no prior evictions as allowed by WA state law. Current and previous landlords or mortgage lenders may be contacted for reference. Twelve months of verifiable rental history is required. Significant adverse rental history or lack of history may disqualify an applicant or require additional payment security, such as a cosigner or additional applicant deposit. Income History Wages, assets, or subsidy assistance are accepted as evidence of ability to pay rent. If household gross income does not meet at least 3x the monthly rent amount, a guarantor or additional security deposit may be needed. Income verification required. Credit History A minimum credit score of 650 and all active accounts should be reported as current. A guarantor or additional security deposit may be needed where the applicant's credit history falls outside of the above criteria or has no credit score. An applicant may be declined if their credit history indicates high risk. Criminal history A criminal background check is needed of all applicants. If criminal history is found, an individualized assessment of the applicant’s criminal history will be conducted. An applicant may submit mitigating evidence of good conduct and rehabilitation that have occurred since any conviction or recent criminal activity. General Criteria Current positive government-issued photo identification will be required prior to lease signing. Each applicant will be required to qualify individually or as per specific criteria area. Inaccurate incomplete or falsified information will be grounded for denial of application. Any applicant currently using illegal drugs will be denied. If approved for tenancy and later illegal drug use is confirmed, termination shall result. Any individual whose tenancy may constitute a direct threat to the health and safety of any individual, the premises or the property of others will be denied tenancy. Pets Pets will need to have up to date city registration. Generally limited to 2 cats or dogs. Any dogs will need to have individual approval. Depending on the animals an additional deposit may be needed.
