All income must be from a verifiable source. Unverifiable income will not be considered. * Applicants must receive positive references from all previous landlords for the previous 5 years. * Applicant may not have any evictions or unpaid judgments from previous landlords. * Applicant must exhibit a stable financial life. Credit score must be a minimum of 600. Preference will be given to applicants who have a debt-to-income ratio of less than 35%. * A background check will be conducted on all applicants over 18. * Applicant must not smoke or vape. * Pets are may be approved on a case-by-case basis, with preference given to small to medium dogs. If you plan to house a service dog at the property, you will be required to provide a statement from a health care provider confirming you have a disability and need an Assistance Animal (you do not need to provide documentation of your specific disability). The property manager will accept the candidate(s) that best meets the acceptance criteria. At the property manager's discretion, compensating factors such as an additional security deposit or co-signer (guarantor) may be required for qualification if applicant fails to meet any one of the above requirements. In the event of multiple applicants, tenancy will be granted to the most qualified, based on the above criteria. First month's rent and security deposit is due at signing on a 12-month lease. No smoking, vaping, or any illegal drugs allowed. Renter pays electricity and water. Tenant is expected to keep the property well maintained, both inside and outside, including mowing the lawn and pest control.
