A minimum lease term of 12 months is preferred. Longer lease terms may be considered. Separate lease for furnishings will be required with associated deposit. Written agreement required if the tenant opts to rent plants. Written agreement required if the tenant has pets. Tenant is required to have renters insurance coverage for the entire duration of lease agreement. Utility Policy Tenant covers all utilities associated with the property, including but not limited to water, sewer, gas, electricity, trash service, and any other applicable utility charges, unless the tenant(s) opts for owner paid utilities based upon average usage (if above average, tenant covers the difference). Smoking Policy Smoking of any kind is strictly prohibited inside the home, garage, or anywhere on the property. Pet Policy Pets must be neutered or spayed, house-trained, and provided adequate enrichment and exercise to prevent indoor and outdoor property damage. No aggressive dogs or breeds. Dog (s) must be house-trained and cleaned up after in a reasonable timeframe and barking should be reasonable (not throughout the night or early morning or constantly). Home has a dog door. Cat (s) must be indoor cats (to prevent harm to dwindling bird populations) and litter box trained. Tenant will adhere to vet health guidelines for vaccinations, flea/tick treatments, and overall wellbeing of feline(s) or canine(s) health. Tenant is responding for any damages caused by pet (urinating, defecating, shredding, scratching, gnawing, spraying, digging, etc.). Maintenance Responsibility Policy Tenant covers routine home maintenance, including but not limited to yard care, snow removal, replacing light bulbs and filters, and general upkeep to maintain the property in clean and good condition. Repairs & Owner Responsibility Policy The Owner covers repairing or replacing any major system or appliance that stops working due to normal wear and tear, including HVAC, plumbing, electrical systems, and included appliances. Occupancy Limits Only the individuals listed on the lease agreement are permitted to reside in the home. Long term guests (over 14 consecutive days or 30 days in a year) require Owner approval. Vehicle Policy 2 car attached garage. No inoperable vehicles left outside of property (inoperable vehicles can be left inside the garage). No trailers, RV type vehicles, limousines, trucks (excluding pickup trucks), etc. allowed to stay on premises more than 24 hours. The quantity of vehicles cannot exceed four. Tenant Adjustments Policy If changes to the interior or exterior are desired, a written request (email, letter, text) detailing change is required. Requests can be denied. All costs will be covered by renter. If request is approved, during times of move out tenant may be required to renovate back to (or better than) original state (ie. painting, filling in holes, etc.). Furnishings Furnishing to include: furniture (beds, tables, chairs, sofa, dressers, filing cabinet, bedding, cookware, dishes, utensils, cooking spices, linens (bedding, blankets, towels, pillows), rugs, small appliances, lamps, small kitchen appliances, tvs, wifi technology, smart bulbs, clothes hangers, cleaning supplies, cleaning and home repair products (products will only be provided during move in, replacement during move out is not required), workout items, indoor plants (separate signed agreement proper care and maintenance of indoor plants), vacuum, and wet vacuum, broom, mop, rake, shovel, weed wacker, hoe, pitch fork. Furnishings not included: artwork, trinkets, some decor, holiday decor, computers, books, clothing, tools, outdoor recreational equipment, smart home devices.
