You cannot have an outstanding balance with any rental property. Credit history: Credit history and/or civil court records must not contain slow pays, judgments, eviction filings within the past three (3) years. If you have an unpaid debts with any utility company, that is cause for automatic denial. Bankruptcy: Any current or open bankruptcy filing will be grounds for denial of application. If you have a prior bankruptcy more than 7 years ago, then your application will still be considered. Criminal: Current or pending felony indictments will be grounds for denial. Additionally, within the last 5 years you can not have any felonies or illegal manufacture or distribution of a controlled substance or felonies of any kind. Felonies will not be approved regardless of how old the charge is. Any sex offenses will be grounds for automatic application denial.
