This home features a living area with two sofas, a TV with standard cable, and a console table that doubles as a queen-size pull-out Murphy bed. The open-concept kitchen and dining area overlook the living area and include a table that comfortably seats six, with additional seating at the breakfast bar. The kitchen boasts quartz countertops and a margarita machine, and is equipped with full appliances, dishes, bake ware, pots and pans, silverware, utensils, a crockpot, blender, traditional coffee maker, and Keurig. The master suite features a king-size bed, a TV, and an en-suite bathroom with a walk-in closet, his and her sinks, a separate toilet room, a jacuzzi tub, and a standalone shower. The bunk room features triple stacked twin bunk beds. The final bedroom is a king-size room with custom painted shabby chic furniture, a TV, and closet space, and offers an attached full Jack & Jill bathroom with a shower and tub combo that also opens up to the hallway for access. A full-size washer and dryer are available for guest use. The back patio, accessed directly from the living and dining area, includes both a propane and charcoal grill, and a few seats to kick back and relax. Enjoy access to two community pools, with the central one being seasonally heated, and play your heart out on the basketball, pickleball, tennis, and shuffleboard courts right out the back door. The community offers two access points, one from Highway 98 and one from Scenic Highway 98. The private gated beach access includes a pavilion, beach wagon parking, restrooms, showers, optional beach service rentals, and a Cabana Bar. If you choose to use the gated beach access available for the community, there is an entry fee for wristbands of $30 (one-time fee, for your entire group for your whole stay) to be paid (Credit/Debit Card ONLY) to the beach attendant. Proof of your stay (trip details/address info) will need to be shown to the beach attendant to confirm eligibility for community access, as this access is only available for guests in the gated community. Up to two pets are welcome with a non-refundable pet fee of $200 due before check-in. Emotional support animals are subject to the pet fee; only ADA-registered service animals are exempt. Located in the Emerald Shores gated community in Miramar Beach, this home is steps away from basketball and pickleball/tennis courts, and one of the community pools. A few minutes walk will take you to the second seasonally heated community pool located centrally in the neighborhood. The private gated beach access is right at the entrance of the neighborhood on Scenic 98, complete with pavilions and close access to Kenny D's beach bar & grill. You're either a quick walk, golf cart ride, or short drive away from anything you'll need for your stay. During busy times it can be easier to take an Uber, Lyft, or taxi to avoid dealing with traffic and parking. The town is fairly easy to navigate, as most everything to do is directly off the main road through in either direction. Destin FL (VPS) Airport is 19 miles away, Panama City FL (ECP) Airport is 46 miles away, and Pensacola FL (PNS) Airport is 77 miles away. Residential noise ordinance is 10:00 PM. There is absolutely no street parking at any time; a maximum of 2 vehicles are permitted in the driveway only. No Campers/Trailer/RV/Boat/Watercraft parking is allowed at any time due to HOA restrictions. Trash days are Tuesday and Saturday. Bag your trash, as they will not pick up unbagged trash; a $150 fine is issued to guests in violation of non-bagged trash. This is a valet style trash service and cans are picked up and returned to the back of the home at each pickup. All cans must remain at the back of the home at all times. Check-in is 4:00 PM CST and check-out is 10:00 AM CST. All linens (bed linens, towels, beach towels) are provided for any length of stay, with a washer and dryer in the home. A small courtesy amount of toilet paper, paper towels, trash bags, dishwasher/dish soap, laundry detergent and hand soap is supplied that's typically enough for the first 24 hours of your stay. For larger groups or longer trips, it is recommended that you bring additional supplies as seen fit for your group size/length of stay. It is 100% necessary to have your pet leashed and cleaned up after at all times outside of the home. Pets are not allowed in the pool areas of the community at any time.
