Situated on a quiet cul-de-sac, this three-story, four-bedroom, four-bathroom haven provides an idyllic escape just steps from the beach. The heart of the home is the open-concept living and dining area, where expansive windows frame breathtaking ocean views. Gather in the spacious living room with an L-shaped sectional, an electric fireplace, and an 84-inch Smart TV for movie nights. The gourmet kitchen is fully stocked with high-end cookware, an Italian stove with a convection oven, a Keurig coffee maker, and a built-in wine fridge. A large kitchen island offers additional seating for six, perfect for casual meals and conversation. Step out onto the deck to enjoy al fresco dining at the oversized patio table while listening to the ocean breeze and gentle waves. Each bedroom in Palm Breeze is designed for ultimate comfort, featuring a Smart TV, a spacious closet, and a private bathroom. The first floor hosts a private mother-in-law suite with a separate entrance, a plush queen bed, a Smart TV, and a spa-inspired pebble-floor shower. On the second floor, discover a luxurious master suite with a king bed and an ensuite bathroom featuring a soaking tub and spa shower. A charming bunk room with full-over-full beds and a Smart TV opens directly onto the deck. Nearby, a full bathroom with a rain shower completes the spa experience. This level also includes a laundry facility and ample storage space. The top floor houses an additional master suite with a king bed, a private ensuite with a full-body spa shower, and access to the top-floor deck. Beach gear credit is included. Guests with reservations of 3 to 21 nights at participating vacation properties will receive a credit toward beach gear rentals during their stay. You can choose from a range of items, including bikes, kayaks, paddleboards, and boogie boards. Simply select the gear you want for your vacation at least 48 hours before your scheduled check-in date. A small delivery fee may apply. Enjoy sweeping ocean views from the third-floor deck and picturesque palm tree vistas from the second floor. A private golf cart accessible community boardwalk ensures effortless access to the sandy shores, whether by foot or golf cart. Every second and third-floor bedroom boasts direct deck access, allowing you to soak in every sunrise and sunset. Pets are not allowed and strict occupancy limits are enforced. City of Port Aransas regulations apply. Golf cart deliveries are scheduled based on check-in times, typically around 4 PM. Same-day bookings are not guaranteed, and the golf cart may not be delivered until approximately 4 PM the following day. Wi-Fi is provided as a convenience, but Port A does experience outages from time to time. There are no refunds for outages of Wi-Fi or if the city pool is closed for cleaning, repair, or maintenance. Construction is always happening somewhere in Port Aransas, and we can't guarantee that you won't hear or see construction, building, or community improvement projects and events during your stay. Check-in time is approximate, with housekeeping and maintenance making all attempts to be ready by 4 PM, but there is no guarantee. A starter set for guests includes two trash bags, dish soap, two dishwashing pods, one toilet paper roll per bathroom, one paper towel roll, and mini toiletry supplies. Guests should bring extra amounts of these items as the starter set is for one night, and we will not resupply the home. Remember that you are on an island, and mosquitos and pests can be plentiful several times per year. Our properties are treated by a professional pest control service every month. A signed Property Management Rental Agreement Contract is mandatory upon booking, and a copy of the driver's license is required to receive check-in instructions. Contracting guests must be 25 years of age or older. Wi-Fi is not compatible with guests working remotely during their stay, and we do not guarantee a good connection due to spotty Internet on the island.
