The bedroom provides a serene sanctuary with plush bedding and ample storage space, ensuring a restful night's sleep every night. A small office area also offers the perfect space to focus and easily tackle work tasks. Convenience is at your fingertips with a washer-dryer unit discreetly tucked away, ensuring a hassle-free and efficient laundry day. Parking is available for a monthly fee, providing added convenience for residents with vehicles. The unit is located at Sibley Square, formerly a department store converted into a multi-use building. Sibley Square is directly in the center of the City of Rochester and within walking distance to Eastman School of Music, restaurants, Eastman Theater, coffee shops, etc. It is also within minutes from the Genesee Riverway Trail, The Strong Museum, Memorial Art Gallery, Eastman Theatre, Gibbs Street, etc. Sibley Square exposes you to all of Rochester's art, history, culture, and natural beauty. The comfort or rights of neighbors must not be interfered with. This means that annoying sounds, odors, and lights are not allowed, including, but not limited to, loud music, arguments, frequent and/or late-night invitees, unruly or threatening behavior, and other disturbances in the unit or anywhere on the premises. Parties are not allowed on the premises. Quiet hours are from 8 pm to 8 am. The guest must return all keys, fobs, or garage access cards upon leaving the rental. The guest is responsible for compliance with all trash recycling regulations. No parking on premises except in permitted areas. The guest must notify Management immediately upon discovering water leaks in the unit, including, but not limited to, a toilet or faucet running or dripping, clogged drains, or cracked or leaking pipes. The guest must maintain clean and sanitary conditions of the unit. Long-term guests will supply and install all light bulbs for the unit but will leave all installed light bulbs when vacating the unit. Smoking is prohibited anywhere inside the unit or on the property. Drinks should not be put on the surface of furniture. Coasters are provided to prevent damage. If any furniture is moved, it must be returned to its original location. Management prefers not to move the furniture. No additional people will stay in the unit than the number reserved without notification and approval. The guest must complete a Property Condition form within 48 hours of arrival. The guest must pay all fees and expenses for any repairs or services due to the guest’s fault or actions. If any damage is found in the unit, the guest will be expected to cover replacement costs. Because of our strict quality control standards, guests are not to replace items themselves. In addition to payments for damaged items, a 20% administrative fee will be charged. Any damages will be deducted from the security deposit. No pets without written permission. The minimum age to rent is 25. A small office area offers the perfect space to focus and easily tackle work tasks.
