“This building is one of the most iconic in the area,” says Aaron Chiesa, cofounder of The Wise Group at CITY SPHERE. “The limestone facade was recently restored to its original splendor.” Completed in 1913, the historic Beaux Arts condominium features a limestone frontage adorned with bas-relief acroteria and cartouches. Along with the exterior renovation, the interiors were also redesigned in 2008, from the lobby to the amenities spaces and residences. The lobby is swathed in rich, dark, ebony-stained hardwood flooring, mirroring the minimal design elements of the residences, including the soaring beamed ceilings, matte white walls and floor molding. Throughout, the 111-year-old building feels strikingly contemporary with a pared-down aesthetic — joining a neutral color palette with simple materials to evoke inherent beauty. With oversized, almost floor-to-ceiling windows and lofty 14-foot ceilings, the open floor plans at 254 PAS offer abundant light and space. All 123 properties across 13 floors have ample storage, multiple walk-in closets and custom shelving. Offering studios and four-bedroom layouts, the kitchens are outfitted with sintered stone countertops, Liebherr refrigerators and Bosch appliances. Bathrooms are equipped with a luxurious rain shower, separate soaking tub and Kohler fixtures. A one-bedroom on a high floor with a lofted space recently sold for $1.7 million. Similarly, a two-bedroom with a private terrace could list for between $1.7 million and $2.9 million. The grandest listing, a combined corner penthouse loft with three bedrooms and two kitchens last sold for $4.1 million in 2020. Meanwhile, the limited amenities spaces are housed in the basement, which includes a laundry room with dry cleaning services and a small, basic gym. “If you don’t mind comprising [on] amenities, this building offers glamourous residences with abundant light and space,” says Chiesa. Situated on Park Avenue South and 20th Street between three of New York’s greatest parks—Union Square, Gramercy Park and Madison Square Park—254 PAS is near green markets, playgrounds, dog parks and green spaces. The area has fancy furniture showrooms, including Design Within Reach, Herman Miller and neighborhood favorite ABC Carpet & Home — beautiful, coveted, extremely pricey home goods. Inside, Chef Jean-Georges has four in-house restaurants. After dinner, cocktails can be found at The Chapel Bar, hidden behind an unmarked door in the lobby of the photography museum Fotografiska. Residents are within walking distance of a handful of grocery stores in the area, including Morton Williams, Trader Joe’s and Whole Foods. Of course, for gourmands, there’s Eataly’s famed Italian market and food court nearby, where you can shop and eat simultaneously. When residents at 254 PAS step outside the front door at 20th Street, they are just three blocks north of 23rd Street. Four subway stations along the thoroughfare within four avenues — all on 23rd Street — provide access to the 1, 6, F, M, R and W trains.
