About This Property
Introduction: The apartment is available for move in on May 1st or earlier thereafter based on the new tenant's needs. I'm totally flexible on length of stay, though a year or more is preferable. The studio is completely brand-new construction as you can see from the photos. Some of the main highlights are: - Your own off-street parking space - Large, private outdoor deck with views - A new full kitchen - An in-unit heating and air-conditioning system - New modern bathroom w/rain shower and floating vanity - All new appliances (including in-unit washer and dryer) - Your apt has its own entrance and even its own street address First the Unit: As previously stated above, the apartment is entirely brand-new construction. I raised the house up on stilts, framed in the new unit, added new plumbing, new electrical, new windows, a full kitchen and bath as well as in-unit heating and air-conditioning, washer and dryer, etc. The apartment also comes with a parking spot on the pictured parking deck and also has it’s own street address and entrance/gate as well for ease and privacy purposes. The apartment has vinyl hardwood flooring throughout with the exception of the bathroom which is tiled. There is a full kitchen with a refrigerator, freezer, 4 burner stove, oven, quartz countertop, garbage disposal, counter to ceiling backsplash and lots of cabinet and shelf space. I installed a custom wooden-slab breakfast counter by the large window across from the kitchen which can fit 4 stools max, 3 stools very comfortably for office or food consumption with a view. The bathroom’s entrance is serviced by a modern sliding barn door (painted to match the walls) which leads to a completely new/modern bathroom. Inside the bathroom you’ll find a floating vanity with raised bowl sink, floating shelves, large fog-resistant mirror, modern lighting and a huge rain shower. Outside, the apartment there is a large private deck which is approximately 350-400 square feet. The deck has great views, looks out across the valley and I installed privacy lattice about 12-15 feet high, so your deck won’t be visible by any of the neighbors. The apartment has it’s own gate/entrance at the bottom of the backyard and actually has it’s own street address and mailbox separate from the main house. The Building: The upstairs has a lovely couple who are both quiet and super respectful of space. When I constructed the downstairs studio I insulated both the floors of the upstairs unit and the ceiling of this downstairs studio so noise and privacy are not an issue. The Area: The apartment is exactly 1 mile/5 minute drive (20 minute walk) from both downtown San Anselmo and downtown Fairfax. Both towns have really cute downtown areas with bars, restaurants, dry cleaners, post offices, etc. There is a Safeway supermarket is less than 1 mile away in the Red Hill shopping center which also has tons of additional stores and restaurants. Mount Tam, Stinson Beach and Point Reyes are all a short 30-45 minute drive from the apartment and it takes about 10-15 minutes to get to Highway 101 if you need to commute. Finally, the apartment is located 2 blocks inside of the Ross Valley school district which means the schools are top-notch/free. Future Tenant: I care about having someone who is drama free and respects the space. I’m not in any huge rush to rent the unit out and am willing to wait until I find a good fit for the apartment. House Keeping and Miscellaneous: As far as utilities go, I'm including all utilities for a flat rate of $200 per month which is much lower than they would be otherwise. The included utilities are high-speed wifi, electricity, gas, water and garbage. Because the unit is new construction, it doesn’t get too hot or cold. Though you do have your own in-unit heating and air-conditioning unit, you won’t need it much (but when you do use it it’s super-efficient and quick to heat/cool). I am currently working with my contractor and a landscaper to extend the apartment’s private deck, landscape the backyard and possibly build a firepit all in the next few months so that’s an added bonus. The space is amazing and I’m going to start showing it soon so please just kick me an email and I’ll get right back to you to set up a time for you to come see it.
