BR3: multi-use room can serve as an office, play room, or additional sleeping with a twin day bed with trundle (ie, two twin beds). Bathroom 1 is modern remodeled with a shower/tub! 2nd bathroom has a shower stall and is accessed from the side yard. Private guest house with extraordinary mountaintop views on 16 acres in Ramona wine country. Minutes from town and neighboring wineries in the Ramona Valley American Viticultural Area. Perfect for weekend getaways, wine tours, and peaceful country living. 25 min from historic Julian. If you intend to sleep more people than the beds can accommodate, there is space for air mattresses and a futon in the multi-use room (BR3). Rent includes internet, well water. Utilities renter pays include electric beyond the solar generation on the home each month and propane. Rented will be billed monthly for the utilities separate from the rent. No smoking. No fires. No candles. Non refundable cleaning charge of $250. Nonrefundable pet fee of $250. Tenant must show proof of renter insurance. No sublets. Appliances: refrigerator, stove, washer, dryer, dishwasher, microwave. Air conditioning: whole house unit, 1 in basement bedroom, 1 in garage. Do not drive by the property without permission of the landowner. Excluded: Renter will not be provided use of the carport or the right garage at this time.
