Utilities are in addition to rental price. Home does have solar panels, which will reduce your electricity bill. Welcome to your new home in the peaceful and charming High Desert Estates. This lovely 3 bedroom house boasts a spacious back yard, perfect for entertaining or simply enjoying some fresh air. Whole house recently remodeled to include newer paint, flooring, countertops, dishwasher and stove. Refrigerator will be added prior to move in. ***Application Process*** After initial prescreening and showing, property management will send you a link to the application. There is a fee of $40 per application which will be paid by applicant at time of filling out application. This will include Credit report & score, criminal, eviction and income verification reports. This fee is NON- REFUNDABLE. Each adult, person age 18 or over, must complete and sign his/her own application unless you provide proof of a power of attorney should it apply. You will be required to provide all previous rentals within a 5 year period, including property management name, name of contact person and phone number. The applicant must also provide us with phone numbers to current employer(s). Not all homeowners will accept a cosigner. IF you will need a cosigner, please inquire BEFORE filling out application To be approved, ALL the following requirements must be met: -Income 2.5 times the monthly rent -1 year in current job -Minimum Credit score of 600 -Evictions, judgments, tax liens, credit history of not paying financial obligations, and bad rental history will result in denial of application. -Cash income, under the table income or side gig income which is not included on your tax return will not be considered. -Any government assistance from must come from San Bernardino County in order to be considered towards income requirements. All applicants must provide the following: -Government issued photo ID/Driver's License -2 months pay stubs or award letter to verify income -2 months bank statements -Tax return for previous year (must include schedule C and any 1099's if claiming self-employment income) Applications will be processed in the order received. In the event we receive multiple applicants for the same property, the best qualified applicant will be offered the rental first. Application takes approximately 3 business days from receipt of ALL required documents to process and may take longer depending on response time from employer and/or landlord reference(s). Upon approval, applicant will have 3 business days to provide a deposit to hold the unit, minimum one half of the rent, and take off the market. The unit will be held for a maximum of 14 days prior to the start of lease. The deposit to hold will count towards total move in costs upon execution of lease and upon move in. In the event the applicant does not move in within 14 days as agreed, they will forfeit the deposit to hold and the apartment will go to the next approved applicant.
