Residents are responsible for lawn care, internet, cable, utilities, and renter's insurance. Pets are welcome for an additional fee of $250 and $35 per month per pet. Each person over 18 must complete an application and background screening - $50 per applicant. We will not accept anyone with previous evictions. We review applications in their entirety including employment, income, savings, credit score and history, background check, and rental history. In some cases we will require last month's rent to be paid in advance depending on the applicant's credit history. The Housing Choice Voucher program is not available for this property. A security deposit equal to 1-month of rent is required to hold the unit after approved application. Rent is always due on the first. We prorate rent for the first month as required. In some cases, last month's rent may be required in advance depending on the applicant's credit, savings, and income. Residents are responsible for paying utility charges including water, electric, gas, trash ($20 per month), alarm / smart home monitoring ($53.15 per month), pest control and filter service ($20 per month) on the Resident's Portal. Our utility management program performs a thorough review on the bills using algorithms to help eliminate incorrect charges and late fees. We initiate service, pay all deposits, and pay the utility companies. You pay us back for your actual usage on the first of the month. A one time setup fee of $40 and $11.99 per month applies for this service. Our houses are not the cheapest in the area, but we work very hard and spend a lot of money to make them the nicest. We do our best to ensure you have an exceptional home with great property management service. When stuff breaks that is our responsibility, we are sure to fix it, and fix it right. We visit the home periodically during the lease to perform pest control, change A/C filters, and ensure all systems are working properly so you and your family are comfortable.
