Additionally, the renter is obligated to maintain the yard and arrange for pest control measures as required. Furthermore, the renter must obtain comprehensive renters insurance that covers both the dwelling and a minimum of $100,000 in personal liability insurance. Payment Requirements: The last month's rent is due upon the signing of the lease agreement, as well as first month's rent. Pets: Pets may be considered on a case-by-case basis, with a non-refundable pet fee of $500 per pet prior to move-in. Breed restrictions apply. Smoking Policy: Smoking is not permitted indoors. Compliance with HOA Rules: Tenants are required to adhere to the rules and regulations set forth by the Homeowners Association (HOA). Should tenants desire a copy of the HOA guidelines prior to signing, it can be provided upon request. However, it is essential to acknowledge that the HOA documents will be signed and dated during the lease agreement execution.
