LOFTIS RENTAL PROPERTY RULES AND REGULATIONS (REVISED ON 03/25/2021) 1. The property must be kept neat and clean at all times and should not face any kind of hazard. If the place is found to break this rule you will have 3 days to clean it. If not cleaned after 3 days further actions will be taken. THIS IS INCLUDING THE OUTSIDE 2.To all future and current tenants of Loftis Rental Property rent is due on the 4th day of each month if not paid on the 4th day of each month and not giving a notice to Loftis Rental Property late fees will be applied late fees are $20 per day all notices must be given 24 hours prior to rent being due if rent is still not paid in full including all fees by the 8th Loftis rental property will file for an eviction for non-payment. If you pay bi-weekly or weekly you must notify Loftis Rental Property before the 1th of each month on which days that you will be paying if there are multiple people in the residence that will be paying a portion of the rent please disclose that to Loftis Rental Property and tell Loftis Rental Property on which days each person will be paying if not told before the first if each month it will be assumed that you are paying the full amount due on the 4th if not paid on the 4th and not notified before the first it will be considered late on the 5th in late fees will be applied ALL NOTICES MUST BE IN WRITING (text is acceptable) 3. No drugs or alcohol are to be on the property 4. NO CAMERAS ARE TO BE ON THE BUILDING without permission from Loftis Rental Property 5. No subleasing without permission from Loftis Rental Property 6. Tenant shall make no modifications or alterations to the rental unit without the prior written consent of Loftis Rental Property 7. Decorations shall be installed in such a way as no to damage substantially, the walls, ceilings, floors, and carpets. 8. Window coverings shall be restricted to curtains, blinds, and window shades. Under no circumstances shall aluminum or other metal foil, newspapers, or any other such substances be used as a window covering. 9.Costs of clearing plumbing stoppages, or repairing damage to the rental unit or appliances supplied therewith, which are the result of negligence or misuse by tenant shall be charged to tenant and be payable upon demand 10. repairing any damage to the rental unit which are the result of negligence or misuse by tenant shall be charged to tenant and be payable upon demand 11. Tenant shall not use or store gasoline, cleaning solvents, or other combustible substances in the rental unit. 12. ALL PAYMENS MUST BE MADE ON OR BEFORE 5:00 PM 13.NO PETS WITHOUT PERMISSION FROM LOFTIS RENTAL PROPERTY! There is a $100 pet fee non-fundable and $25.00 per month on each pet 14. NO OTHER PERSON SHALL LIVE AT THE PROPERTY WITHOUT PERMISSION FROM LOFTIS RENTAL PROPERTY! 15.The utilities must always be on and whoever’s name that they are in MUST LIVE AT THE PROPERTY! 16.If paying biweekly the larger portion is due first. 17.If no one is going to be home three days or more it must be reported to Loftis Rental Property 18.If Loftis Rental Property receives a letter from the city of Huntington and or the health department about the property this is grounds for eviction 19.If you move out before you lease is up a 150 -250 will be kept for cleaning and or repairing the property 20.lock-out and/or lost key will result in a $15.00 charge per incident. 21. space heaters of any kind are prohibited 22.waterbeds are of any kind are prohibited 23.If Loftis Rental Property cut the grass there will be a $25.00 - $65.00 charge per cut
