Applies to pet friendly properties (Non-Refundable) (No charge for permitted Support or Service Animals) Move-in Fees: Due upon lease signing First Month’s Rent plus any partial month’s pro-rated rent Security Deposit (Refundable) Administrative Fee (Non-Refundable) Applicable pet Fee(s) (Non-Refundable) Application approval is based on the following: 640 Minimum Credit Score 2 Years of Positive Rental or Mortgage history Verification of 3 times the monthly rent in income Application may be approved with a co-signer if the following are not met: Credit Score Less than 640 Less than 2 years of Positive Rental or Mortgage Payment History Income less than 3 times the rent in income Application Denial Based on: Outstanding balance with a past landlord or rental agency (This may be waived if the outstanding balance is paid in full at the time of application processing and proof of payment is shown) Any prior evictions Applicants may be denied based on certain criminal convictions, including recent drug-related manufacturing or distribution offenses, or convictions requiring registration as a sex offender, when the conviction presents a demonstrable risk to the safety of residents or property. Any decision will be based on the nature and severity of the offense, the time elapsed, and evidence of rehabilitation Applicant acknowledges that a consumer report and tenant screening report may be obtained in connection with this application. Screening reports may include credit history, rental history, eviction history, criminal background, income verification, and other information relevant to tenancy.
