Applications with lower scores may be considered with additional factors such as higher income, strong rental history, or an increased security deposit where permitted by law. Background checks will be conducted. Certain criminal convictions, particularly those involving violence, property damage, or drug manufacturing/distribution, may result in denial. All applications are reviewed on a case-by-case basis, considering the nature, severity, and recency of any offense. Applicants must have no prior evictions within the past 5 years and a positive rental history, including on-time payments and proper care of previous residences. All applicants over the age of 18 must complete an application and screening.
