These will require a larger security deposit with an additional monthly due concurrently with monthly rental payments.Applicants must have a monthly combined gross income of at least three times the total monthly approved rental rate. Incomes must be local to this area of Virginia or state that the position is remote. Employment must be cross verifiable in writing using recent pay stubs and deposit records. Self employed individuals will be required to produce two years of signed tax filings and recent bank statements. Non employed applicants must provide proof of assets. We reserve the right to require a larger security deposit for those between 2.5-2.99 times the money rental rate that also meets other approved criteria.Rental history must be rated satisfactory or better with previous landlords with no record of evictions in the past 5 years. We reserve the right to require a higher security deposit or decline for those with non satisfactory history. Any current or past outstanding debt to a previous landlord or civil suit, judgment, forcible detainer filed from a previous landlord against applicant can result in application being denied. Any history of bankruptcy especially open and or pending may result in application denial A minimum of five years without felony convictions is required. Greater Good Group reserves the right to refuse to lease based on any criminal history.Cats are not allowed on any property. Properties allowing pets have a maximum of two (2) permitted and are subject to to an additional $40.00 per month per pet added to the base rent advertised and a $350 non refundable pet fee prior to approval. All pets must prove they are up to date on their shots and are neutered or spayed. We use an outside screening service that may charge an additional application screening charge for each pet. All pets must be disclosed on the application and will be considered in the review of the application. No pets other than those disclosed on the application may be kept on the property. Your pet must be approved using the pet screening service. All information regarding the advertised property or terms is deemed reliable but not guaranteed.
