Neighboring towns like Andes, Margaretville, Roxbury and Hobart offer shopping and restaurants and the area has numerous activities year round. The Andes Pool is only 10 minutes away for hot summer days, and in the winter Belleayre Ski Center is 30 minutes away while Plattekill Ski Center is only 15 minutes away. In the summer there are weekly seasonal Farmers Markets in Bovina, Andes and Delhi and farmstands with local fruits, vegetables, meats and pastries to enjoy. Nearby activities include mini golf, swimming, shopping, restaurants, bowling and golf courses. On 111 acres with 25 acres of mowed fields, trails - 83 ACRES OF FOREST TO EXPLORE! Plus a creek runs through the property, the perfect spot for picnics, frolicking, wading or exploring for crayfish! Fresh mountain water, cool even in the summer heat. The house sits on one side of the road, at the top of a gently curving, sloped, newly constructed, all weather driveway. Overlooking a meadow with gently waving wildflowers and grasses, a path leads to the top of the hill behind the house. There are lovely mountain views from the hill trail. A ground level TV lounge area with a ping pong table is the way to end a day of exploring! Enter through the mudroom where a washer, dryer and utility sink are conveniently located. Store your coats and muddy shoes in the colder months! The main floor has two bedrooms, both with en suites, a dining room, eat in kitchen, large living room with fireplace and an office. The upper deck wraps around and is accessible from the kitchen, living room, dining room, utility room and office with sofa and flat screen tv. There is a new Weber gas grill, an outdoor table that seats 10, an umbrella and 6 Adirondack chairs for your use on the upper deck. Make your way upstairs where the vista continue with the open TV area. A comfortable sofa and chairs provide a cozy spot for gathering together or taking some quiet time to read a book. The second floor has two bedrooms, both with en suites and at each end of the house for optimum privacy. The fun continues downstairs in the heated basement where there is another TV lounge with ping pong table. The basement has sliding glass doors out onto a lower patio beneath the upper deck that offers a shady and dry alternative for sitting outside and still enjoying great views. The house has a portable fire pit and firewood. All the comforts of home and built specifically for family and friends traveling together. Plenty of space for mingling without cramping anyone\'s style. Please be aware that the owners have dogs but we do not accept pets. The dogs are not on the property during guest stays but do come during owner stays. Guests have access to the entire property and unlocked portions of the home. The owners do use the house so personal belongings may be left in the house. We are only an email or phone call away and are available as needed. Please remember that you are staying in a house, not a hotel. If any problems arise we will do our best to take action as soon as possible but there is no one living on-site. Delaware County NY is a four season vacation destination. In the summertime there are yard sales, farmers markets, fairs and more. Outdoor activities include hiking, biking and fishing. Fall is for leaf peeping. Drive down the country roads, pick apples and pumpkins and enjoy nearby town harvest festivals. Winter is packed full of activities. There are two ski centers nearby that offer tubing, skiing, snowboarding and cross country skiing (as well as summer activities like hiking, biking and concerts). Restaurants often showcase locally made or grown food like cheese, bread, meat, fruit and vegetables. Shops abound, there\'s always something to see! Check the weather report for this area and plan your travel accordingly. Snow plows do not operate on secondary roads between 8PM and 5AM. The road to the house is a single lane dirt country road. It is plowed by the town of Bovina Center but will still have potholes so drive carefully. The driveway to the cabin is UPHILL. 4WD or AWD vehicles are necessary. If you are unfamiliar with driving in the snow, particularly uphill, search online for tips. Sites like AAA have good information. The driveway is plowed and shoveled to the entrance. The driveway is plowed every several inches of fallen snow but if it is snowing, there may still be snow on the driveway. A shovel is provided, please keep the walkway maintained during your stay. Check-In and Check-Out: Plan your travel on our listed 4PM arrival and 11AM departure times. Changes in times may be available for an additional fee if possible. Please give at least 24 hours notice for requests, last minute requests may not be possible as cleaning and service schedules are planned in advance. There is NO cell service at this home. Calls can be made and received with WIFI Calling. Check your cellphones Carrier Setting to activate. The home has a private well and septic. No sprinklers, kiddie pools or Slip N Slides, these can quickly drain a well leaving you with no water and can potentially burn up a water pump causing expensive damage. Winter: October through April when snow and ice are likely, guests should have either winter tires or all season tires. Check the weather before arrival and plan your trip accordingly. If you are unfamiliar with driving in snow look for tips online at sources like AAA. The driveway is plowed, maintained and shoveled to the door.
