Bathrooms perfectly situated for multiple people (one sink with shower, one sink with tub/shower with one toilet in between). New paint on all walls/closets. Carpeted throughout, except bathrooms and kitchen. Nice, large living area, adjoined kitchen/dining room with substantial cupboard and counter space and plenty of room for a dining room table. Inside living space is approximately 1,000 Sq. Ft (Give or take), with outside patio (Patio table and umbrella) as additional private space (approximately 200 Sq ft). OUTDOOR SPACES: New (2 years), fenced/concrete patio provides outside space independent of the upstairs private outdoor space. Brand new deck. Front of the house has mature trees and Owners regularly maintain the property (mowing, shoveling) with a paid service. DUPLEX -- SHARED HOUSE: Upstairs apartment in a shared up/down duplex with privacy between the upstairs and downstairs. Private front entrance and shared entrance via the garage. Washer/dryer are shared between the upstairs and downstairs apartment on a schedule. Shared garage with assigned garage stall with each apartment having its own garage door opener and substantial storage. NO SMOKING or TOBACCO USE: Smoking cigarettes or any other smoked substance and/or chewing tobacco use is/are not allowed inside or outside the house/deck/patio or anywhere on property grounds. RENT: $ 1680 per month UTILITIES & COMMON SERVICES: $175 a month. Includes water, sewer, garbage, recycling, electric heat and common services (e.g., snow removal and lawn mowing, tree/yard maintenance). Utilities are on a budget plan and in the name of the property owners. Utilities and common services are paid "in addition to" Rent. PARKING: 2 car garage with storage space (1 garage space per tenant), driveway and on street parking. OUTDOOR SPACES: New (last 2 years), deck and concrete patio with metal outdoor patio set with umbrella provides a comfortable outside space -- independent of the downstairs tenants' private outdoor space. RESTRICTIONS: Smoking (of any kind – tobacco, marijuana, or other), chewing tobacco and vaping are not allowed by tenants or their guests -- inside the house or outside the house within the property boundaries. If tenants (or their guests) are found to participating in or found to have lied (on their application) about their use or participation in the above-mentioned activities, they will be in violation of the lease and will be evicted. RENT: $1,675 a month (not including utilities and property services or pet fee - SEE BELOW). UTILITIES & PROPERTY SERVICES: The Property Owners regularly maintain the external property (mowing, shoveling) with a contracted monthly property service which are billed monthly along with utilities to the tenant. Repairs and other upkeep of the property (excluding damages caused by Tenant) are not included in the monthly fee for utilities and monthly contracted property services. The current budget-billed amount for utilities and contracted monthly property services is $175per month. This amount represents a portion of the total utilities and contracted monthly property services billed for the property. Utilities and monthly contracted property services are paid "in addition" to Rent. PETS: Up to two (2) "indoor-only," cat-boxed-trained Adult Cats are allowed with an additional $30 per month per pet fee with a $100 pet deposit (per pet).
