Deed restricted for rent only to households as follow: First Priority: persons who have been permanently displaced or face permanent displacement from their housing residences in Santa Monica as a result of any of the following: a) Ellis Act, owner-occupancy, or removal permit eviction b) Earthquake, fire, flood, or other natural disaster c) Funding reductions in Santa Monica housing voucher assistance programs d) Governmental Action, such as Code enforcement e) Closure of a mobile home park Second Priority: persons who are: a) Residents of Santa Monica b) Working in Santa Monica at least 25 hours per week Third Priority: persons who are 62+ years old who had been working, retired at this moment and in need of affordable housing. Lastly, person who needs affordable housing in Santa Monica. Potential tenants, please do not submit applications that do not meet your criteria/lease terms: We will accept applications for a single tenant or a couple (two tenants) or a couple with a small child (three tenants). Minimum credit score should be 690 per each tenant (over 18 years old) occupied the premise. Pet(s): not allowed. A credit report fee of $30.00 per tenant is due with this application. Security deposit amount: $500 shall be due upon signature of the lease. The deposit will be returned to the Applicant if the Premise is not rented to the Applicant. Tenants will be required to submit the following documents: Most recent tax return or a copy of the extension plus all W2/1099 forms if an extension was filed and the return is still pending. Three most recent bank statements (all pages, not redacted) for all bank accounts in the household. Most recent statement for all assets, including real estate, or investment accounts in the household. Three most recent paystubs for all adult household members who work. Statements for any other benefits received such as SSI, DPSS, EDD or any other benefits. Statements for any cash assistance provided by friends or family outside of the home. All tenants are required to recertify their income every year as part of their tenancy.
