The tenant will have use of approximately two-thirds of the garage for parking, gear, or storage. A second refrigerator and chest freezer are also available for tenant use. Inside, the space features a full kitchen with modern appliances, an updated bathroom, in-unit washer and dryer, ceiling fans, and efficient gas heating. The ADU was fully renovated in 2022 and has been well maintained since—everything feels bright, comfortable, and functional. The ADU has separate electric and gas meters, which are not included in rent. Water is shared with the main house and is included. Since the gas meter was recently split, there isn’t yet a good record of monthly costs, but the system is brand new and highly efficient. High-speed Spectrum internet (up to 1 Gbps) is available. Trash, recycling, and internet can be shared with the main house to reduce costs, or set up independently if preferred. I live in the main house with my partner and two additional people. We all get along well and keep the property quiet and well cared for. I’m looking for a tenant who will be respectful of the space and the shared setting. While the ADU has its own entrance and plenty of privacy, the yard is shared, so this setup tends to work best for someone who doesn’t need much outdoor space. I’m seeking a six-month lease to start, with the option to extend to a one-year term. No smoking in the ADU or garage, please. I’d prefer no pets — we already have a dog in the main house and another on the way, and want to avoid potential conflicts in the shared yard. That said, for the right tenant with a very calm, friendly dog, I’d be open to a conversation. If you’d like to schedule a showing or learn more, please reach out. Tucked in the foothills of the soaring, rugged San Juan Mountains, Downtown Durango has a long connection to the Rockies.
