We\'re just 20 minutes from the NYS Thruway, so you can zip right over. Plus, if you\'re coming from Manhattan, it\'s only a short 1.5-hour drive. So no long, boring road trips just quick and easy access to your cozy home away from home. Speaking of cozy, our studio cottage is all about rustic charm and good vibes. You\'ve got everything you need for a super comfy stay. The kitchen is fully equipped with a gas stove and oven, and the layout is exceptionally clever, featuring a double-size bed. No worries, the living room has a sofa bed too. And don\'t sweat the summer heat we\'ve got ACs to keep you chill. Plus, we\'ve got a BBQ grill right here for awesome outdoor grilling sessions. HOME LAYOUT Bi-Level Studio Cottage First Level: Studio Cottage, Living Area, Bathroom, Kitchen Ground Level: Parking Area BEDROOM The home is a studio unit. Common Area - Queen size Bed & a Day Bed BATHROOM The home has a full bathroom, and is supplied with bath essentials (shampoo, body wash), towels, toilet paper, and a hairdryer. SHEETS/TOWELS The home is professionally cleaned before every stay with clean linens and towels. Fresh new sheets, linens, and towels will be provided for your stay. We will prepare based on the number of guests. LOCATION Discover the perfect retreat in the Catskills, tucked away in a peaceful and secluded corner while being conveniently close to top-notch hiking, delightful restaurants, and charming upstate towns. Moreover, it\'s a mere 1.5-hour drive from the George Washington Bridge. SECURITY & SAFETY FEATURES Our property is equipped with external security cameras to ensure guest safety. Rest assured, no cameras are present inside the home. Please also note that we have noise monitoring devices that do not record audio. Additionally, smoke alarms and fire extinguishers are provided for your safety. OTHER AMENITIES The home comes with free improved and high-speed wifi, board games, and smart TV with streaming apps. FREQUENTLY ASKED QUESTIONS 1. Can I check-in early? We\'ll have to confirm a time the night before or the morning of your arrival, pending the cleaning schedule and the status of the house. It is best to scheduled for 4PM check-in in case we\'re unable to. Of course, we\'ll do our best to make it happen, though! 2. Do you have a luggage storage? We don\'t have a secure luggage storage to store your luggage. You may check Vertoe for nearby luggage storage options and use code EPMG to get an additional discount. 3. Do you offer daily clean? We don\'t offer daily housekeeper however, if you need it, we can certainly make arrangements for an additional cost 4. Do you replace towels and sheets? We don\'t usually replace towels and sheets. We\'d be glad to schedule a light clean with towels and sheets replacement for an extra fee. 5. Do you replenish supplies? Our homes are self-catering. We are happy to provide you with the initial supplies to get you started. Once that runs out, you\'ll need to purchase more on your own. HOUSE RULES Please make sure that you go through the house rules prior to booking. PETS: Pets (dogs/cats) are allowed for an extra pet fee of $100 per pet. There is no weight limit, but you are allowed a maximum of two pets. The unauthorized bringing of pets will have a penalty of $300 which will go towards the deep cleaning of the property. CHECK-IN: Check-in time is after 4PM. Early check-in requests are subject to availability and cannot be guaranteed. If we\'re able to accommodate an early check-in, there\'s an early check-in fee of $50 starting at 10 AM. Please check the availability of early check-in prior to booking. CHECK-OUT: Check-out time is before 11 AM. We do not allow late check-out as we schedule cleaning ahead of time. Any unauthorized late check-out will result in a charge of $50 for every 30 minutes. SMOKING: We do not allow smoking inside the property or in outdoor spaces including the balcony, backyard, and terrace (if applicable). There is a smoking fine of $300. NOISE: Please observe quiet hours after 9PM. Please be mindful of the neighbors as this property is situated in a quiet neighborhood. If the police are summoned due to noise complaints, this warrants a possible eviction with no refund. DAMAGES & LOSS: We would truly appreciate it if you could treat our home like yours. You will be responsible for any damages or loss to the property which will be deducted from your security deposit. Please advise us of any damage or loss immediately upon discovery. UNAUTHORIZED GUESTS: Please make sure to book the property for the correct number of guests. Parties, events, or any kind of gathering are prohibited. Given the COVID-19 situation, no other guests outside the reservation are allowed on the property. PHOTOSHOOT/MUSIC VIDEOS: This property is for residential use only and not for commercial purposes without the written permission of the owner. Please contact us directly for booking of events. LOST AND FOUND: Please note that all shipping is at the traveler\'s expense. There is a minimum $25 shipping cost plus a $50 service fee. We are not liable for any lost items. Our team will do our best to locate your lost items after check-out. MAILS & PACKAGES: We do not allow any mail deliveries or packages during your stay. BBQ GRILL: Please note that guests are kindly requested to clean the BBQ grill thoroughly after each use. Failure to do so will result in a BBQ cleaning fee of $200 being applied. PRE-CHECK IN FORM
