Lease Terms: -Automatic Payment Discount: Tenants who enroll in automatic payments through online platform will receive a $25 monthly rent reduction. -This is a non-smoking property. -This home is located in an HOA neighborhood, tenants will need to abide by HOA guidelines. -One Community Center/pool key fob will be provided. A $200 fee will apply if this has to be replaced. -Security deposit and first month's rent are required prior to move-in. -Rent is due on the 1st of each month. Payments received more than five days late will incur a $35 per day late fee. -Utilities are not included. Tenants must establish service with Florida Power & Light and Palm Coast Utilities within three days of move-in. -Maintenance: Tenants are expected to care for lawn maintenance and all other home upkeep throughout the lease term, including A/C filter changes. Any damage to the property upon move out will result in loss of deposit. -Sprinklers must remain on to maintain the lawn. Failure to maintain proper lawn care will result in a $200 fee. -Lease term: 1 year, with renewal available upon satisfactory maintenance of the property. -Move-Out Requirements: Upon vacating the property, tenants must ensure the home is thoroughly and professionally cleaned, and carpets professionally shampooed. -Subleasing: Subleasing the property is not permitted. These terms are designed to ensure a smooth rental experience for both parties and maintain the property's condition.
