This is a one BR unit. 1589 N. Saginaw, #1, Lapeer, MI. We are just mom&pop outfit and nothing corporate. We live in a duplex, just one mile N. of Lapeer City downtown, but in Mayfield township. We are renting out the adjoining unit #1 which is about 720 sq ft. That includes the 50 sq ft. foyer, that is NOT heated but good storage. There are 3 main rooms, kitchen, Living Room and BR, + 2 smaller rooms, a bathroom and a laundry/furnace room. Pics show the approximate room sizes. It is in move-in condition effective today 3/16/26. We live on 8 acres so it has a "country feeling" even though 1 mile from downtown. We are 200' off of the road, so it is quiet. If you want to see movie of the place you can just put in the address of the place (as shown in the beginning of description) in the search bar of your favorite music site that starts with You. We are looking for the standard financial capacity that all landlords are seeking: 1) ability to afford the rent based on income and debts 2) acceptable credit history 3) some recent history of affording rent or other shelter payment. 3) have the move in costs. In addition to that we are looking for somebody that we believe would be a good neighbor. We are also seeking a non-smoking person, and no pets. We might be flexible on some of these things, if we cannot find a rent applicant who meets all. Utilities that the tenant is required to pay for are: Gas (methane) for the forced air furnace (with Consumers Energy) and Electric (with DTE) which includes your own electric water heater. The owners pay for trash pick up and covers the cost of electric on the well, and upkeep on the septic. -- no water/sewer bills. This site asks is our rent within Hud or MSHDA fair income limits. I do not know, as those limits differ based on what program one may qualify for. I believe the limit on a one BR in Lapeer is about $950 when the tenant pays NO utilites. With tenant paying gas and electric, the limit would probably go down to about $850. So we are probably about $25 above the limit. A prospective tenant would have to discuss that with their housing caseworker.
