APPLICATION PROCESS: you may fill out the preliminary application on this site. However, it is advised that you first read the Lease Terms which describe the requirements for renting (including income verification, rental history, credit report, background check, etc.). Note: the application on this site is not comprehensive and more information may be requested. LEASE TERMS 1. APPLICANTS All applicants must be at least 18 years of age. All adults age 18 or older who will reside must be listed on the lease as a resident and provide contact information (phone, email). With the exception of adult children of applicant between ages 18 and 21, any and all adults age 18 or older: A. will have liability to fulfill the terms and conditions of the lease; B. must complete a rental application; C. are required to provide full name, birthday and S S # and verify identity with a government issued ID, such as a driver's license, passport or government ID card. Note: if one adult applicant, alone, satisfies the income requirements but other adult applicants do not, an adjustment in the security deposit can be made. If accepted to rent, application fees are rebated back to the tenant upon signing the Lease. 2. OCCUPANCY There is a maximum occupancy of 4 persons. 3. RENTAL HISTORY Applicant(s) must provide verifiable rental history going back at least 2 years and must include contact information for current and prior rental managers/owners during that time period and permission to contact them to verify previous tenancy. For most recent rental residence, applicant must provide proof of lease term fulfilled (such as, a copy of the 30-day written notice to vacate current or previous rental residence). Applicant(s) must not have more than one late payment and/or non-sufficient fund (NSF) checks in the one previous year of residency. Applicant(s) with questionable rental history or prior evictions, disciplinary actions, rental manager/owner complaints, unpaid utility bills, or disruptions may be subject to denial of application. 4. INCOME/EMPLOYMENT HISTORY Applicant(s) must have stable verifiable employment for the previous 2 years, with current employment for at least 1 year, with a gross current monthly income of at least 2.5 times the rental amount. Example: if rent $1945, gross monthly income must be at least $4862. Applicant(s) must provide most recent 6 month's pay stubs. Applicant(s) must provide contact information (address, phone, email) for employers for the previous 2 years and permission to contact them to verify work/pay history. Applicant(s) who own their own businesses must provide copies of the previous 2 years tax returns. 5. PERSONAL REFERENCES Applicant(s) ought also provide personal and/or professional references with contact info and permission to contact. 6. CREDIT REPORT A credit report will be obtained. Applicant credit report must be in good and acceptable standing. Medical collection accounts will be the only exception in determining acceptable credit. Applicant(s) must have a minimum Credit Score of 620 with no evictions, recent bankruptcies (previous two years) or active collection proceedings. Personal bankruptcies are allowable as long as the applicant meets all other qualifications, has re-established a good credit rating and has at least 10 times the rent in a bank account. An appropriate adjustment in the security deposit will be made. 7. BACKGROUND CHECK A background check will be obtained and applicant's criminal history will be considered. Applicants must be willing to sign a form separate from the rental application form that clearly gives the rental manager permission to run a criminal background check, including both state and federal inquiries. The following will deem the applicant unsuitable for renting. Convictions for sex offenses, registered sex offenders Outstanding or previous drug charges or convictions for drug manufacturing and/or dealing Pending charges or lawsuits Crimes involving assault, weapons, theft or trespassing 8. RENT AND SECURITY DEPOSIT Applicant(s) understand that their financial obligation for move-in is: 1st month's rent Last month's rent Security deposit ($1500) Example: if rent $1945, move-in obligation is: $5390. To repeat, if one adult applicant, alone, satisfies income requirements but other adults do not, an adjustment in the Security Deposit can be made. 9. PARKING/VEHICLES A max of 2 passenger cars allowed to park on the property. All other vehicles must be parked elsewhere. Work trucks, campers, monster trucks, trailers, loud motorcycles and other non-passenger vehicles are not allowed on the premises. Vehicles must be property tagged and in good working condition. Management reserves the right to bar vehicles deemed too loud, unsightly or in disrepair. Three parking slots are available. Each of the 2 apartments is guaranteed 1 slot. Either tenant may use the third when available or may park on the grass. 10. PETS No dogs allowed. 11. UTILITIES Tenant obligation: Tenant pays electric utility and must establish an account with FPL. Tenant pays 50% of City water/sewer bill each month. Management obligation: trash collection lawn care 12. OTHER SPECIFIC POLICIES Smoking of any kind is not allowed indoors. Guests may visit but not stay longer than 2 weeks without written permission from HWD Rentals management and an adjustment to rent paid ($20 per day, per guest). Violations are grounds for lease termination/eviction. All telephone conversations between tenant and management will be recorded for quality assurance. The application fee is payable by the applicant. If applicant is selected, the fee will be rebated back to tenant upon signing of Lease. All questions on the application must be answered.
