Hidden as an oasis in the middle of Northwest Indiana and Greater Chicagoland, along the southwest shoreline of Lake Michigan, Whiting, Indiana is the small town your family and you are looking for. A Vacation from the commotion of adjacent larger cities, it is most convenient to all of Northwest Indiana and Greater Chicago's points of interest. A 27 minutes drive to downtown Chicago and just a little longer to Chicago's Midway and O'Hare airports. A 30 minutes drive to the Indiana's Sandy Dunes on Lake Michigan. Our house is a short walk to Lake Michigan's shoreline and Whiting's beach and Lake Front Park. It is a few hundred feet from our neighborhood's small independent grocery store on our Block's corner. With its very unique for the area's larger lot and driveway, you can park several of your vehicles right upon the property. Our house is walking distance from Whiting's well regarded elementary, middle and public high schools and close to many private schools. It is move in ready and offers three bedrooms, living room, dining room, kitchen, bathroom with tub, unfinished basement with a laundry area. Off-street parking for four vehicles is uniquely available on the home's long driveway. Prior to our hosting a prospective tenant to walk through our home, we kindly ask that they complete a Rental Application. Before one begins any Rental Application, please know our rent terms will include but not be limited to the following: We would require a $1950 first month's rent, a $1950 security deposit and a $1950 surety deposit paid prior to the first day of any potential rent or $5850.00. The security and surety deposits will be held in a non-interest bearing bank account for the term of any potential rental. If at the conclusion of the rental the conditions of our home remain as they were prior to the renters move-in day, we will return the security deposit in full. With all rental payments and other potential rental related payment obligations paid in full prior to the conclusion of the rental and if the conditions of the return of the security deposit have also been met, we will return the surety deposit in full. Prior to the move in day, we would request the prospective renter walk through the home and turn on and use all its fixtures and features to see in person their proper operating condition. This walk through is required as Terms within our rental would require that the renter pays the first $299 of any ongoing 'Renter User' maintenance or 'Renter User' repair service costs. (An example: too much was attempted to be flushed down the toilet and its needs someone to remove the blockage. That would be a service cost who's responsibility would be the person who flushed too much.) "User" being related to renter's use of any plumbing fixture or the home's plumbing system, electrical service within the home, heating & air conditioners within the home and all appliances the renter might use, the homes doors and windows, window coverings, ceiling fans, screens and other features of the home which would be used by the renter during their stay. If any of the above is damage by a renter's action or inaction or left in disrepair by any action or inaction of the renter, the renter would be fully obligated for that feature's or fixture's repair and/or replacement. Potential Renters must have a minimum 650 Credit Score or a Co-Signer with a minimum 650 Credit Score to meet the rental qualifications of this rental. Potential Renters would be obligated to pay for all their utility costs, internet and cable tv and renter's insurance. We will have to limit it to 6 immediate family members in total and limit that only 4 immediate family members over the age of 21 will be able to reside within our home during the rental term. No family member nor temporary guests of the renter can sleep in the unfinished basement nor unfinished attic. We will not be able to host puppies, cats, birds, reptiles, livestock nor fish.
