Available Feb 1 is a 1,176 sqft, 2 bed, 1.5 bath, updated modern, spacious, open concept unit that is one half of an owner occupied duplex in beautiful Greenland, NH The unit was built in 2015 and everything is original and only 5 years old! Lots of energy efficient windows, providing lots of natural light. Hardwood flooring throughout with carpeting in bedroom and tiled bathrooms. Lots of cabinet space in the kitchen. Coat closet right at the entrance. Doorbell and motion activated stoop light as well as exterior flood light for the walkway. The first bedroom is on the first floor with a walk in closet and attached to the full bath. The second bedroom is a second floor loft. Could alternatively be used as an office (we've used it as both). The first floor also has a half bath attached to the kitchen. The kitchen, dining, and living room is all open concept. Unit also has a full size dry basement with tons of storage space. There is also a walk-in attic attached to the lofted bedroom for even more storage space. Unit also features a private portion of the yard. The main portion of the yard, deck, and pool is for the home owner’s private use only. Unit includes modern and relatively new (5 years old) appliances: fridge, dishwasher, oven with stove top, microwave. Unit has washer and dryer in the unit, central air for heat and ac. Window AC for loft bedroom. Heat and hot water are fueled by propane (propane not included in rent). Electric is also not included in the rent. Unit is on a quiet, family neighborhood, dead end road. It is minutes to I-95, Route 33, C&J Bus line, a 10 minute drive to downtown Portsmouth. Lots of great parks in the area at Great Bay, Stratham Hill, Wagon hill, conservation land trails, etc. Cable and high speed wifi internet included but also option for your own account. Water included. 2 off street parking spots in the driveway included (no garage access). Pet friendly: dogs only, no cats. 1 medium sized (50ish pounds) or smaller dog is allowed so long as he/she meets the pet policy addendum in the lease (namely - must be friendly with owner’s family and pets and not too noisy nor destructive). Will consider 2 smaller dogs. We also have an invisible fence system that tenants can buy their own collar for and utilize Capacity: due to septic system design, the unit can only support a maximum of 3 people. Two adults maximum. It could also support a baby or young child. Utilities estimates as of end of year 2020: The electric cost from Eversource for the year was $1,320.47. Which averages out to $110.04 a month. The highest month was July at ~$180 due to tenant’s use of window AC in upstairs 2nd bedroom. NOTE: the previous tenant was home almost 24/7 and consumed a lot of electricity The propane cost from Estes Oil for the year was $1,802.24. Which averages out to $150.19 a month. NOTE: the heat by previous tenant was on high blast most of the time ~75 on average
