Tenant Qualifications Applicants' combined gross monthly income must be at least 3× the monthly rent (unemployment income not considered). We conduct credit, criminal background, rental/eviction history, and reference checks. A credit score of 600+ is required. Applicants with credit scores below 650 may be subject to additional approval conditions. There is a $50 non-refundable application fee per adult applicant (including cosigners). All adult occupants and cosigners must apply separately so each individual can be screened. Tenant responsible for all utilities. Gas and electric to be in tenants name and paid directly by tenant. Water, sewage and trash will be added to the monthly rental statement. Well behaved pets will be considered, $250 non-refundable pet fee, $50 per month, per pet. No Smoking.
